Property Manager – Business Development Focus

Are you an experienced Property Manager who loves winning new business as much as looking after it?

We're not your average agency. We're a fast-moving real estate business that's growing quickly. We're looking for a confident Property Manager with proven experience and a real appetite for business development, someone who wants to help build the portfolio as well as manage it.

With Property Me in place, we use modern systems, automation and streamlined processes. That means less admin and more time for what matters most: building relationships, securing new managements and growing the rent roll.

This role suits someone who thrives on energy and accountability, enjoys being out in the market, and wants to own both their portfolio and its growth.

Business Development – a major part of the role:

Generating and converting new management opportunities to grow the rent roll

Conducting rental appraisals and presenting confidently to prospective landlords

Following up leads, enquiries and appraisals through a structured pipeline

Building referral networks with sales agents, investors, builders, developers and local businesses

Representing the business at networking events, open homes and community activities

Retaining existing landlords and turning happy clients into referrals

Tracking activity and conversions against quarterly growth targets

Managing a residential portfolio end to end, with a strong focus on service and retention

Conducting entry and exit reports, routine inspections and lease renewals

Managing leasing, including advertising, applications and tenant selection

Coordinating maintenance through our structured systems and support team

Using Property Me to manage workflows, communications and compliance

Keeping records, files and compliance documentation accurate under RTRA Act requirements

What We’re Looking For:

At least 3 years of Property Management experience (essential)

A proven record of winning new managements, or a strong desire to build one

Confidence running appraisals, presenting to landlords and closing the deal

A natural networker who enjoys prospecting and building relationships

Strong organisation and time management in a fast-paced environment

Excellent written and verbal communication and negotiation skills

Comfort with technology and learning systems like Property Me

A proactive, solutions-focused mindset with a strong sense of accountability
