Job summary

Ray White Darwin is seeking a dedicated Property Manager to manage a portfolio of residential properties with a focus on exceptional service to owners and tenants. You will work within a collaborative team, supported by a Field Officer, to grow the Ray White Darwin Property Management business.

You will handle leasing, inspections, maintenance, tenancy matters and ongoing client communication to ensure efficient, professional property management and strong relationships with stakeholders.

Qualifications

• Residential property management experience is required.
• Strong communication and customer service skills are essential.
• Be highly organised, proactive and solutions-focused.
• Current driver’s licence with a reliable vehicle is essential.
• Property Management Licence or Interim Licence is essential.
• Must have the right to live and work in Australia.

Responsibilities

• Manage a portfolio of residential properties and provide high service levels to owners and tenants.
• Coordinate property maintenance and repairs with owners, tenants, contractors and service providers.
• Oversee leasing activities: advertising, viewings, applications, tenant screening and lease documentation.
• Maintain accurate property records and day-to-day management in line with requirements and processes.
• Handle tenancy matters: rent reviews, renewals, arrears, vacates and bond processes.
• Schedule and oversee inspections and prepare accurate reports.

About the role

In this Property Manager role, you will work within a collaborative team to manage your own portfolio of residential properties - developing strong relationships with owners and tenants. You will be supported by a Field Officer and broader team, to play a key role in the growing and nurturing of Ray White Darwin’s Property Management portfolio.

You will deliver a high level of service to owners and tenants throughout the property management lifecycle, managing leasing, inspections, maintenance, tenancy matters and ongoing client communication to ensure properties are managed efficiently and professionally.

Your key responsibilities will also include, but are not limited to:

• Managing a portfolio of residential properties & providing a high level of service to owners and tenants
• Coordinating property maintenance and repairs, liaising with owners, tenants, contractors and service providers
• Managing leasing activities, including advertising, viewings, applications, tenant screening and lease documentation
• Maintaining accurate property records and ensuring day-to-day property management activities are completed in line with relevant requirements and internal processes
• Managing tenancy matters including rent reviews, lease renewals, arrears, vacates and bond processes
• Scheduling and overseeing routine, ingoing and outgoing inspections, as well as ensuring the preparation of accurate reports

About you

The successful candidate will be an established residential Property Manager who is confident managing a portfolio, competing priorities and a broad range of stakeholder relationships. You will be highly organised, proactive and solutions-focused, with strong communication, customer service and time management skills. You will be comfortable taking ownership of your portfolio while also working collaboratively within a professional and supportive team.

Additionally, the successful candidate will hold the following:

• A current drivers’ licence and a reliable vehicle (essential)
• A Property Management or Interim Licence (essential)
