Job summary

Ruiz Property is seeking an experienced Property Manager to own a concentrated Canberra apartment portfolio. You will build strong relationships with owners and tenants, coordinate inspections, and manage tenancy matters from start to finish.

You will work with leasing and administrative teams, receive dedicated support, and have direct access to the Director for guidance on complex matters. A car allowance and free staff parking are provided where included.

Qualifications

• Minimum three years experience in residential property management.
• Proven written and verbal communication skills.
• Professional approach to resolving challenging situations.
• Organised, proactive with reliable follow-through.
• Commitment to responsive service and accurate documentation.
• Ability to work independently within a collaborative team.
• ACT registration/license appropriate to role.
• Experience managing apartments and strata/building managers is advantageous.

Responsibilities

• Build and maintain strong relationships with property owners and tenants.
• Manage tenancy matters and maintain property records.
• Plan and conduct routine and final inspections with reporting.
• Coordinate maintenance with owners, tenants, contractors, and managers.
• Complete rent reviews, manage lease renewals, monitor arrears.
• Work with leasing team on vacancies and transitions.
• Manage portfolio per ACT tenancy requirements and company procedures.
• Contribute to improvements in team processes and service standards.

At Ruiz Property, we specialise in residential property management, with a strong focus on Canberra’s apartment developments.

Our portfolios are geographically concentrated, with many properties located within the same developments and nearby precincts. This makes inspections and property visits easier to coordinate, reduces travel between appointments, and helps you build valuable knowledge of the buildings you manage.

We are looking for an experienced Property Manager who takes pride in delivering professional service and building lasting relationships with owners and tenants.

Your role

You will take ownership of your portfolio, supported by the wider team. Your responsibilities will include:

• Building and maintaining strong relationships with property owners and tenants.
• Managing tenancy matters and maintaining accurate property records.
• Planning and conducting routine and final inspections, with clear reporting and timely follow-up.
• Coordinating maintenance with owners, tenants, contractors, building managers and strata managers.
• Completing rent reviews, managing lease renewals and monitoring rental arrears.
• Working closely with the leasing team on vacancies and tenancy transitions.
• Managing your portfolio in accordance with ACT tenancy requirements and company procedures.
• Contributing to improvements in team processes and service standards.

About you

You bring:

• At least three years’ experience in residential property management.
