Job summary

Core Talent is seeking a Project Manager for residential construction in NSW. You will own a portfolio of new home builds from contract signing through to handover, coordinating trades, approvals and site inspections.

You will manage programs, budgets and QA across multiple concurrent projects, ensuring compliance with NCC, Home Building Act and WHS, with strong client and team communication throughout the process.

• Strong knowledge of residential construction methods and the Home Building Act.
• Confident subcontractor management and negotiation skills.

Project Manager - Residential Construction

About the role

Our client is a well-established NSW residential builder looking for an experienced Project Manager to take ownership of a portfolio of new home builds, from contract signing through to handover. You'll have the backing of a strong supervisor, contracts and estimating team, and the autonomy to run your jobs your way. You will be working on class 1 and class 2 projects valued 10m-80m.

What you'll do

• Manage a portfolio of residential builds from site start through to practical completion and handover
• Control program, budget and quality across every job, including variations, cost tracking and margin
• Engage, schedule and manage trade contractors and suppliers, and hold them to program and standard
• Work with clients, designers, certifiers and consultants to keep approvals, selections and expectations on track
• Manage compliance, including NCC, Home Building Act requirements, WHS and council/certifier conditions
• Run site inspections and manage defects and handover, so clients get a quality outcomeWork closely with your Site Supervisor, Contracts Administrator and Estimating team

What you'll bring

• Proven experience as a Project Manager or Construction Manager in residential building
• A track record of delivering multiple concurrent projects on time and on budget
• Strong knowledge of residential construction methods, trades and the Home Building Act
• Confident subcontractor management and negotiation skills
• Clear communication with clients, trades and internal teams
• Current White Card and a NSW driver's licence

Highly regarded

• Tertiary qualification in construction management, building, engineering or architecture, or a Cert IV / Diploma in Building and Construction
• Experience with construction management software such as Procore, Buildertrend or Fieldwire
