Job summary

Harwell Consulting on the Gold Coast seeks a Project Manager to lead a 19-storey residential tower from early works to practical completion. You’ll own the program, commercial actions, and client relationships, reporting to the Director with a Site Manager and Contract Administrator aligned to you.

You’ll drive RC frame and podium detailing, manage subbies, variations and claims, and ensure QLD WHS compliance while embracing BIM/VR and on-site tech to shape a landmark project.

Qualifications

• Experience leading mid to high-rise residential or mixed-use projects to substantial completion.
• Strong RC frame, podium and facade expertise with commercial acumen (claims, variations).
• Solid understanding of QLD WHS and principal contractor obligations; proficient with Procore or BuildPass.

Responsibilities

• Take full control from early works to practical completion.
• Manage project scope: commercial, program, client relationships.
• Lead site team including Site Manager and Contract Administrator; report to Director.

Own a landmark tower from the ground up.

This Gold Coast builder has spent 30 years quietly delivering health, aged care and education work across Southeast Queensland. Now they're stepping into residential highrise for the first time, and they need a Project Manager to lead it from early works through to PC.

You'll run the full project: commercial, program, client relationship, the lot. Reporting straight to the Director, no layers between you and the decision-maker. Working with you: a Site Manager, a Contract Administrator, and a genuinely hands-on developer who knows construction and wants scope certainty, not just sign-off.

The job: a 19-storey RC frame tower over podium parking, full-height scaffold. Early works from October 2026, main works ramping from January 2027.

This builder is investing in where construction is heading, VR site visualisation, AI-assisted code lookup on site, a live modular pipeline, and you'd be one of the first PMs shaping how that gets used on a project this scale.

What you'll need:

• Proven PM experience on mid to high-rise residential or mixed-use, full lifecycle to PC
• Strong RC frame, podium and facade know-how, backed by real commercial chops (claims, variations, subbie management)
• Solid grip on QLD WHS and principal contractor obligations, comfortable in Procore or BuildPass
