Job summary

Responsibilities

• Manage the full project lifecycle: feasibility, design development, approvals, procurement, construction, and close-out.
• Develop and maintain project programs, proactively identifying and resolving delays.
• Manage project budgets and cost control, including variations, progress claims, and forecasting.
• Coordinate consultants (architects, engineers, building surveyors) and manage contractor performance.
• Act as the primary point of contact for clients, providing clear, proactive communication throughout delivery.
• Manage procurement and contract administration, including tendering and contractor engagement.
• Oversee compliance with building codes, fire services, WHS, and body corporate requirements where applicable.
• Identify and manage project risk, escalating issues early.

We're looking for an experienced Project Manager to take ownership of commercial construction projects end-to-end — from feasibility and design coordination through to construction delivery, practical completion, and defects liability. You'll work directly with the director, consultants, contractors, and clients, with real authority to drive decisions. This is not a role for someone who needs a big team around them with extensive admin support. You'll need to be comfortable managing multiple moving parts independently while keeping everyone else across progress.

Key responsibilities

• Manage the full project lifecycle: feasibility, design development, approvals, procurement, construction, and close-out

About you

• Proven experience as a Project Manager in commercial construction (essential)
• Exceptional programming skills — you can build, interrogate, and hold a program under pressure
• Strong budget and cost management experience, comfortable owning the commercial outcome of a project
• Demonstrated ability to manage the full project lifecycle independently
• Outstanding communication skills — confident engaging with clients, consultants, and contractors at all levels
• Self-starter who works well autonomously in a small, all-hands-on-deck team
• Relevant tertiary qualification in construction management, engineering, or similar (preferred)
• Working knowledge of relevant building codes and compliance requirements in Victoria
