Job summary

Qualifications

• Experience as a Project Estimator in commercial construction or fitouts.
• Strong understanding of commercial fit-out construction and trade scopes.
• Ability to read and interpret architectural, services and consultant drawings.
• Ability to manage multiple projects and priorities.
• High attention to detail with strong organisational skills.
• Confident communicator with trades, suppliers, and project teams.
• Strong quantity take-off and estimating skills.
• Experience obtaining, reviewing and comparing subcontractor and supplier quotations.
• Ability to identify scope gaps, exclusions and potential project risks.

Responsibilities

• Review architectural, services, consultant and tender documentation.
• Prepare detailed estimates and cost plans for commercial fit-out projects.

The Role

Working closely with the leadership and project management teams, you will play a critical role in the pre-construction stage of our projects.

You will be responsible for preparing accurate estimates, reviewing project documentation, completing take-offs, obtaining and assessing subcontractor pricing, and identifying potential scope gaps and risks before construction begins.

The role requires someone who understands commercial fit-outs and can accurately determine what is required to deliver a project — ensuring our tenders are competitive, comprehensive, and commercially sound.

Key Responsibilities

Tendering & Estimating

• Review architectural, services, consultant and tender documentation
• Prepare detailed estimates and cost plans for commercial fit-out projects
• Complete quantity take-offs and detailed trade breakdowns
• Prepare and issue RFQs to subcontractors and suppliers
• Obtain, review and compare subcontractor and supplier quotations
• Identify scope gaps, exclusions, discrepancies and potential project risks
• Ensure subcontractor quotations accurately cover the required scope of works
• Prepare tender clarifications, inclusions, exclusions and assumptions
• Assist in preparing final proposals and tender submissions

Cost Planning & Pre-Construction

• Develop project budgets based on drawings, specifications and project requirements
• Review pricing against current market rates and previous project costs
• Identify value-management opportunities and alternative solutions where appropriate
• Identify long-lead, high-cost and high-risk items during the estimating process
• Liaise with subcontractors and suppliers to clarify scope and pricing
• Maintain accurate subcontractor, supplier and pricing informationReview design changes and provide updated pricing where required
• Work closely with the project team to ensure budgets and scopes are clearly understood prior to construction

Project Handover

• Prepare detailed estimating handovers for the Project Manager and delivery team
• Clearly communicate project budgets, trade allowances and subcontractor pricing
• Identify provisional sums, exclusions, assumptions and outstanding information
• Ensure trade scopes are clearly defined prior to procurement
• Provide supporting pricing information to the project team where required
• Assist with procurement and final subcontractor negotiations where required
