Job summary

JLL is seeking a Project Delivery Manager for FM Projects in Australia. You will own project lifecycles from inception to handover, coordinating consultants, contractors, and suppliers to deliver on time and within budget. You will manage risk, reporting, and contract administration while upholding HSE standards and client advocacy.

You will lead complex programs across multiple projects, ensuring quality outcomes and strong stakeholder relationships within JLL’s collaborative, global culture.

Qualifications

• Degree in Project Management, Construction Management, or related discipline; five years of relevant experience, or ten years of combined education and experience.
• Proven ability to independently manage project delivery from inception to closure with minimal guidance.
• Proficiency in Microsoft Office Suite, SharePoint, Microsoft Project, and cost reporting systems.
• Strong knowledge of contract law, commercial aspects, planning requirements, and delivery constraints.
• Experience negotiating with contractors, suppliers, consultants, and authorities.
• Knowledge of delivery methods: PM, Construction Management, Managing Contractor, and Lump Sum.
• Ability to manage budgets, forecast expenditure, and maintain financial controls.
• Understanding of ISO14001, ISO45001, ISO9001 and EH&S legislation.
• Experience using JLL tech platforms: Corrigo, Clarizen, Jaggaer, Project Toolkit.

Responsibilities

• Managing all phases of multiple projects from inception to closure within budget and on schedule.
• Preparing and delivering fortnightly client meetings with minutes and monthly status reports.
• Developing and maintaining detailed project programs with milestones and risk registers.
• Leading RFQ, scope writing, tendering processes, value engineering and buildability analysis.
• Overseeing contract negotiation, award and administration with clients and suppliers.
• Maintaining cost reports including cash flows and variations with documentation.
• Chairing weekly project and PCG meetings with agendas and minutes.
• Implementing JLL HSE systems and ensuring ISO compliance.
• Managing project close-out: financial reconciliation, as-builts, certificates, and asset data.

As a Project Delivery Manager for FM Projects at JLL, you'll take complete ownership of project lifecycles, guiding initiatives from initial establishment through to successful handover and closure. You'll coordinate consultants, contractors, and suppliers, driving collaboration to maximize outcomes for all stakeholders. Your expertise will ensure budget adherence, program milestones, risk mitigation, and quality control while representing our clients' best interests throughout every phase. This position requires coordinating thought and leadership skills, ensuring timely project reporting, financial forecasting, and contract administration. You'll maintain positive client relationships, uphold health and safety standards, and actively contribute to JLL's reputation for excellence. Key Responsibilities include:

• Managing all phases of multiple projects from inception to closure, ensuring successful delivery within budget and on schedule
• Preparing and delivering fortnightly client meetings with minutes, monthly status reports, anticipated cost reports, and individual project reporting
• Developing and maintaining detailed project programs with clear milestones, objectives, and accurate risk registers
• Leading Request for Quote (RFQ) preparation, scope writing, tendering processes, value engineering, and buildability analysis to minimize risk and maximize outcomes
• Overseeing contract negotiation, award, and administration with clients, consultants, and suppliers in accordance with legal requirements to protect commercial interests
• Maintaining anticipated cost reports including cash flows and accruals, ensuring timely invoice submission and processing variations with appropriate documentation
• Chairing weekly project meetings and PCG (Project Control Group) meetings, ensuring timely issuance of agendas and minutes
• Implementing and maintaining JLL Health, Safety, and Environmental systems, ensuring compliance with ISO14001, ISO45001, and ISO9001 standards
• Managing project close-out processes including financial reconciliation, as-builts, compliance certificates, and asset data collection

• Degree in Project Management, Construction Management, or related discipline with five years of relevant experience, or ten years of combined formal education and experience (four years minimum in Design, Construction, or Project Management)
• Proven ability to independently manage project delivery from inception to closure with minimal guidance
• Proficiency in Microsoft Office Suite, SharePoint, Microsoft Project, and cost reporting systems
• Strong understanding of contract law, commercial aspects, planning requirements, and delivery constraints
• Experience conducting commercial negotiations with contractors, suppliers, consultants, and authorities
• Comprehensive knowledge of different delivery methods including Project Management, Construction Management, Managing Contractor, and Lump Sum contracts
• Demonstrated ability to manage project budgets, forecast expenditure, and maintain financial controls
• Strong understanding of ISO14001, ISO45001, ISO9001 requirements and Environmental Health and Safety legislation
• Experience using JLL technology platforms including Corrigo, Clarizen, Jaggaer, and Project Toolkit (preferred)
