Job description

Permanent full-time | $85,000 - $90,000 + PMI up to 15% | Mid-November start

  • Lead your own community, with genuine autonomy to shape the resident and guest experience across a vibrant holiday park.
  • Diverse and rewarding role, combining operations, people leadership, community engagement, guest experience and business management.
  • Purpose-driven work in the heart of the Hunter Valley wine region, as part of Eureka's growing NSW portfolio.

Lead a thriving community where people genuinely feel at home.

Are you a hands-on leader who enjoys building strong relationships, creating vibrant communities and leading teams to deliver exceptional customer experiences?

At Eureka Hunter Valley Park, we’re looking for an experienced Park Manager to oversee the day-to-day operations of our Cessnock community, ensuring permanent residents and holiday guests alike enjoy a safe, welcoming and memorable place to call home - or to visit.

Set among the rolling vineyards of NSW's favourite wine region, Eureka Hunter Valley Park is a community offering permanent homes alongside cabins, powered sites and camping for holidaymakers, with a resort-style pool, camp kitchen, woodfired pizza oven, communal fire pit and EV charging on site.

Why Eureka?

At Eureka, we believe community living is about more than providing accommodation. We create welcoming places where residents and guests feel safe, connected and genuinely at home.

Guided by our values of Putting People First, Embracing the Challenge, Committing and Following Up, Acting with Purpose and Building Belonging, we're redefining community living by delivering reliable, dignified housing and memorable holiday stays that foster stability, independence and meaningful connection.

As Park Manager, you'll become the face of Eureka Hunter Valley, building lasting relationships with residents, guests and your onsite team, and creating an environment where people genuinely love where they live - and love to holiday.

What's the role?

Reporting to the Regional Manager, you'll oversee all aspects of park operations while leading a multidisciplinary onsite team including administration, housekeeping, grounds and maintenance employees.

This is a varied leadership role where no two days are the same. Your responsibilities will include:

  • Leading the day-to-day operations of the community to ensure exceptional resident and guest experiences.
  • Building strong relationships with residents, holiday guests, their families and the wider community.
  • Overseeing bookings, guest arrivals and the presentation of cabins, caravan and camping sites.
  • Planning and coordinating social events that foster an active and connected community.
  • Developing partnerships with local wineries, businesses, community organisations and tourism networks.
  • Leading, coaching and supporting onsite team members to achieve high performance.
  • Managing park budgets, financial performance and profit and loss reporting.
  • Monitoring occupancy levels across permanent and short-stay accommodation and developing strategies to maximise occupancy.
  • Coordinating home and cabin refurbishments and overseeing property, pool and facility maintenance.
  • Ensuring compliance with health, safety and legislative requirements.
  • Responding proactively to operational challenges while maintaining high presentation standards across the community.
What's in it for you?

At Eureka, we know our people are central to our success. You'll enjoy:

  • The opportunity to lead your own community and make a genuine impact.
  • A supportive leadership team that empowers you to succeed.
  • A varied leadership role with autonomy and ownership.
  • Ongoing professional development and career growth opportunities.
  • Working for an organisation committed to improving housing outcomes and building stronger communities.
  • The opportunity to build meaningful relationships with residents and guests, and make a difference every day.
What's it like working for Eureka?

No two days are ever the same. One morning you might be welcoming a new resident, before working with your maintenance team to prepare a cabin for the next guest. Later in the day you could be reviewing budgets, meeting with local wineries to plan a resident event, supporting your team or greeting holidaymakers arriving for a Hunter Valley getaway.

At Eureka, you're more than an operational leader. You're creating a community where people feel connected, respected and proud to call home - and where guests can't wait to return.

Is this role right for you?

We're looking for a people-focused leader who enjoys balancing operational excellence with exceptional customer service. You'll ideally bring:

  • Leadership experience within land lease/lifestyle communities, holiday parks, retirement living, hospitality, tourism or a similar customer-focused environment.
  • Proven experience leading and developing multidisciplinary teams.
  • Strong financial management skills, including budgeting and reporting.
  • Outstanding stakeholder engagement and relationship-building capability.
  • Excellent communication and interpersonal skills.
  • Experience managing property presentation, maintenance or facilities.
  • Strong organisational and problem-solving skills.
  • The ability to confidently manage competing priorities while maintaining a high standard of service.
  • A genuine passion for creating communities where people feel valued and connected.

If you're looking for an opportunity to combine leadership, operations, hospitality and community engagement in a role where you can genuinely make a difference, we'd love to hear from you.
