Job summary

Gough Recruitment QLD is representing a well-established private property investor in Queensland seeking an experienced Portfolio Operations Manager to oversee operations, facilities management and compliance across a high-profile retail portfolio.

You will lead day-to-day management, supervise capital works, manage budgets, and drive WHS and sustainability while collaborating with internal property, leasing and asset management teams.

Qualifications

• Experience in Operations or Facilities Management within retail/shopping centres or commercial properties.
• Strong contractor management, maintenance programs and budgeting experience.
• Excellent knowledge of WHS, compliance and risk management.

The Client

Our client is a well-established and privately owned property investment group with a quality retail portfolio across Queensland. With a long-term investment approach and an excellent reputation within the industry, they are seeking an experienced Portfolio Operations Manager to oversee the operational performance, facilities management and compliance of several high-profile retail assets.

The Role

This is an outstanding opportunity to join a collaborative and high-performing property team where you'll have the autonomy to influence operational excellence, sustainability initiatives and capital works across a diverse portfolio. Reporting to the Portfolio Manager, you will take ownership of the day-to-day operational management of multiple retail assets, ensuring they remain safe, compliant, well-maintained and operating at the highest standard. Working closely with internal property, leasing and asset management teams, you will also manage contractors, oversee projects and contribute to long-term asset performance and value creation.

Key Responsibilities

• Manage the day-to-day facilities and operational management across a Queensland retail property portfolio.
• Oversee preventative maintenance programs, repairs and contractor performance.
• Coordinate capital works projects and provide input into asset lifecycle planning.
• Manage operational budgets, monitor expenditure and contribute to improved asset performance.
• Drive compliance across WHS, fire safety, statutory obligations and risk management.
• Lead sustainability initiatives, including waste management and environmental projects.
• Oversee tenancy coordination and retailer fit-outs, ensuring compliance with centre standards.
• Maintain contractor management systems, asset registers and operational documentation.
• Build strong relationships with retailers, contractors, consultants and internal stakeholders.

About You To be successful in this role you will bring:

• Previous experience in Operations or Facilities Management within retail shopping centres, commercial property or large-scale built assets.
• Strong understanding of building services, contractor management and compliance.
• Experience managing maintenance programs, capital works and operational budgets.
• Excellent knowledge of WHS, statutory compliance and risk management.
• Exceptional stakeholder management and communication skills.
• A proactive, solutions-focused approach with strong organisational skills.
• Experience with MRI or similar property management systems will be highly regarded.
