Job summary

GURNER is seeking a Leasing Consultant for Elysium Fields, Docklands, Melbourne. This six‑month fixed term role focuses on converting enquiries into signed leases, minimising vacancy and delivering a polished experience from first enquiry through to move‑in.

You will conduct private appointments, inspects across Helios and Yutaka, present residences to a premium standard and manage listings, references and affordability checks. Availability for weekend inspections is required.

Qualifications

• Experience in residential leasing or property management, especially premium apartments or large developments.
• Eligibility to work as Victoria agent’s representative or hold a Victorian estate agent’s licence.
• Strong organisational, communication and negotiation skills with attention to detail.

Responsibilities

• Respond quickly to enquiries and qualify renters, converting leads to leases.
• Conduct private appointments and open for inspections for Helios and Yutaka buildings, presenting premium apartments.
• Maintain listings, floorplans and schedules; monitor competition and adjust presentation as needed.
• Complete reference and affordability checks and prepare recommendations for approval.
• Coordinate signing, payments and bond processing with the property management team.
• Support move‑in processes, keys, fobs and access arrangements.
• Provide regular updates on enquiry levels, inspections and applications progress.
• Coordinate leasing readiness with property management, building management and development team.
• Escalate issues outside delegated authority and ensure privacy and safety compliance.
• Maintain CRM records and contribute to lease-up reporting across towers.

About the role:

The Leasing Consultants will support the leasing and stabilisation of LIFE/ managed apartments at Elysium Fields, Docklands. This six month fixed term role is focused on converting enquiries into signed leases, minimising vacancy and delivering a polished, responsive experience from first enquiry through to move-in.

Key Responsibilities

• Responding promptly to enquiries, qualify prospective renters, matching their requirements to suitable apartments and follow up consistently to convert leads into signed leases.
• Conducting private appointments and open for inspections across buildings Helios and Yutaka, presenting apartments and amenities to a premium standard and communicating the lifestyle and value of each residence.
• Maintaining accurate listings, stocklists, photographs, floorplans and inspection schedules. Monitor competition and campaign feedback, recommend pricing or presentation adjustments
• Completing required reference and affordability checks, preparing clear recommendations for Rental Provider approval and progress applications promptly.
• Preparing accurate lease documentation and coordinate signing, initial payments and bond processes with the property management team
• Assisting with the completion and issuing of ingoing condition reports. Coordinate keys, fobs, access records and move-in arrangements
• Providing timely updates on enquiry levels, inspection attendance, application progress and recommended next steps.
• Coordinating access and leasing readiness with property management, building management, concierge and the development team.
• Escalating complaints or matters outside delegated authority, and follow applicable Victorian requirements around privacy obligations, approved procedures and site safety protocols.
• Working towards agreed leasing, conversion and vacancy targets. Maintain accurate CRM and property management records and contribute to regular reporting to support lease-up priorities across both towers.

The ideal person:

To be successful in this role, the ideal person will possess the following attributes and experience:

• Residential leasing or property management experience, with premium apartments or a large development lease-up highly regarded.
• Appropriate qualifications and eligibility to work as an agent’s representative in Victoria, or a current Victorian estate agent’s licence.
• Strong customer service, communication and negotiation skills, with confidence conducting inspections and following up prospective renters.
• Excellent organisation, attention to detail and the ability to manage competing enquiries, appointments and deadlines.
• Confidence using CRM, property management and inspection systems, with a willingness to learn LIFE/ platforms.
• Professional presentation, sound judgement and a proactive, collaborative approach to achieving team targets.
• Availability for scheduled weekend inspections as required.
