Job summary

Sekisui House Australia is seeking a proactive Building Manager for a premium residential high-rise in Brisbane. You will own day-to-day operations, safety, compliance, and maintenance, coordinating with Body Corporate, LivKey, residents and contractors.

In this hands-on role you’ll oversee plant and equipment, manage on-site teams, prepare reports, and ensure the building is always safe, secure, and presented to the highest standard. A valid licence and strong communication are essential.

Qualifications

• Experience in residential high-rise building maintenance and facilities management.
• Solid knowledge of Body Corporate legislation and core components of Management Rights assets.
• Strong technical understanding of plant and equipment related to high-rise construction.
• Excellent communication skills interfacing with contractors to committees.
• Highly organized administrative skills with attention to detail and strong numeric/written capabilities.
• Proficiency in Microsoft Office software.
• Familiar with Gallagher (or similar Access control systems); Mybos and CCTV systems.
• A valid driver’s licence.
• Willingness to work every fourth Saturday from 10:00 AM to 2:00 PM with a day off in lieu.

Responsibilities

• Oversee plant and equipment maintenance (lifts, fire systems, pools, electricity).
• Direct and supervise on-site contractors for services including waste management, cleaning, and landscaping; ensure warranties and compliance.
• Manage quotes and invoice workflows for Body Corporate; maintain logbooks and prepare operational reports.
• Coordinate move-in/move-out logistics for owners and tenants; support sales/marketing with Customer Care and defect programs.
• Support the Property Management team with daily operations, admin, and legislative reporting.
• Ensure the property is safe; escalate risks and participate in after-hours emergency rotation.
