Job summary

Utopia Rentals in Noosa Heads and Peregian Beach seeks a Business Development Manager to grow our owner base and expand B2B partnerships. You’ll build relationships with homeowners and investors, tour properties, and help set up referral channels.

Reporting to the principal, you’ll design how we partner with sales agents, accountants and managers, travel locally across the Noosa region, and push our premium hospitality standard while keeping the CRM up to date.

Qualifications

• Experience in winning new business, preferably in holiday rental, hospitality or property management.
• Understanding of short and long-term rental laws and standards.
• Eye for design to assess spaces and suggest improvements.
• Comfortable around high-end homeowners and investors.
• Willingness to travel locally across Noosa region.
• Must have or be willing to obtain QLD real estate registration.
• Strong existing network or ability to quickly build one within Noosa/Sunshine Coast.

Responsibilities

Who we are

Utopia is the largest independent property management business in the Noosa Shire.

We specialise in premium short term, mid term and long stay accommodation across Noosa, working with private homeowners and investors to prepare, market and manage homes.

We're committed to building long-term, positive relationships with property owners and creating homes people genuinely want to stay in.

The work

We’re looking for someone to grow it.

This is the person owners meet first. You’ll build the relationships that bring new homes into our care, and you’ll be the reason people in Noosa think of Utopia before anyone else. That happens over coffee, at open homes, at the end of a long walk through someone’s house while they decide whether to trust you with it. You won’t be at a desk much.

The other half of the job is partnerships. We don’t have a referral program yet, so who we partner with, what they get and how it’s tracked is yours to design. The corporate side is the same, B2B relationships that bring us guests and stock we’d never find one owner at a time. Get both working and they become the main way people find us.

The role reports directly to the principal. No layers and no committee. If you want to try something we can decide on it that week.

What the job involves

Finding and signing new owners across short, medium and long term, and being straight with them about which is right for their place

Walking through homes and suggesting the changes worth making, furniture, styling, the small things that lift returns and meet the standard our guests expect

Explaining clearly what Utopia does and why we’re worth it

Building the referral program and the relationships behind it, sales agents, investors, accountants, buyers agents

Opening up corporate partnerships and the B2B channels that come with them

Getting in front of high net worth owners, and turning up wherever they do

Working with the brand and marketing team so what we say publicly matches what you’re saying in living rooms

Pushing our offering, alongside the property managers, as close to a hotel standard as we can get it

Keeping the pipeline up to date in our CRM

What you’ll need

Experience winning new business, ideally holiday rental, hospitality or property management

An understanding of both short and long term rental law and the standards that come with it

An eye for design, enough to walk into a room and know what’s holding it back, and the tact to say so

To be comfortable in the company of people who own considerable homes

To enjoy building something that doesn’t exist yet

QLD real estate registration, or the willingness to obtain one

Strong existing network or ability to quickly build one within the Noosa or broader Sunshine Coast property and real estate community.

Excellent relationship-building and negotiation skills, with a consultative, trust-first approach to sales

Current driver's licence and willingness to travel locally across the Noosa region for owner meetings, property visits, and industry events

Noosa’s short term rental rules are unique and owners ask about them constantly, so knowing your way around them will put you ahead.

What you’ll get

Base plus uncapped commission. The commission is the point, if you’re good you’ll do well out of this.

As the role grows you’ll get a BDM assistant to take the admin off you, so you can stay out meeting people. There’s room to build a team under you over time.
