Job summary

Utopia Rentals in Noosa Shire seeks a diligent Property Inspector to join our long-term leasing team. You’ll be the eyes on the ground across our managed properties, producing clear, well-documented reports and upholding Queensland tenancy standards.

Based in Noosa Heads, you’ll liaise with tenants and owners, conduct routine inspections, capture thorough photo records, and help ensure maintenance issues are resolved promptly.

Qualifications

• Experience using Inspection Express is a strong advantage.
• Excellent attention to detail and a methodical approach to documentation and reporting.
• Strong written and verbal communication skills, with a professional and personable manner.
• Calm under pressure and able to multitask, with a customer-first mindset.
• Experience in real estate or facilities management is a plus.

Responsibilities

• Conduct routine inspections across the long-term portfolio and produce clear, well-documented reports.
• Complete entry and exit condition reports with thorough photographic records.
• Identify and report maintenance issues promptly and ensure action is taken.
• Liaise with tenants, owners, and the property management team to keep everyone informed.
• Ensure inspections meet Queensland residential tenancy and Utopia requirements.

Utopia is one of the largest independent property management businesses in the Noosa Shire, managing a substantial long-term rental portfolio from our offices in Noosa Heads.

We're looking for a diligent Property Inspector to join our long-term leasing team. This is a role for someone who takes pride in the detail. You'll be the eyes on the ground across our managed properties, giving owners confidence their investment is well cared for.
