Position Overview-Property Manager

Are you an experienced Property Manager tired of spending your weekends conducting open homes and your weekdays driving around doing routine inspections?

We are shifting the paradigm. We are seeking a dedicated, relationship-driven Property Manager to manage an established portfolio with a highly supportive structure. In this role, you will not do open for inspections, you will not do routine inspections, and a dedicated Leasing Consultant handles the applications.

Your primary focus is the core engine of property management: building exceptional relationships with rental providers and renters, managing maintenance, overseeing exits, and handling portfolio administration.

Key Responsibilities
  • Relationship Management: Act as the primary, professional point of contact for your portfolio's rental providers and renters, delivering timely and empathetic communication via phone and email.

  • Maintenance & Jobs: Oversee all urgent and non-urgent maintenance requests. Coordinate with qualified, insured tradespeople and ensure properties meet strict VIC rental minimum standards.

  • Exits & End of Tenancies: Manage the entire end-of-tenancy process, including final bond inspections (exits), bond claim negotiations, and ensuring properties are handed back in accordance with the Residential Tenancies Act (VIC).

  • Arrears Control: Proactively monitor and manage rent arrears daily, issuing required statutory notices and maintaining strict financial control.

  • Lease Renewals & Rent Reviews: Conduct market rent reviews and execute lease renewals, collaborating with our internal Virtual Assistant (VA) who assists with the administrative generation and tracking of paperwork. Basically, just review it and send it.

  • Entry and Routines- Will be completed by Leasing consultants so you need to just review it.

  • Dispute Resolution & VCAT: Manage tenancy disputes with a focus on resolution, and prepare for and attend VCAT hearings when necessary.

What You Don't Have to Do:
  • NO Open for Inspections (Handled by the Leasing Consultant)

  • NO Application Processing (Handled by the Leasing Consultant) basically you need to glance and get an approval from the rental providers

  • NO Routine Inspections or Mid-Tenancy Entry (Outsourced / Separate Team)

Skills & Experience Required
  • Experience: Minimum 2+ years of independent Property Management experience in Victoria.

  • Licensing: Must hold a valid VIC Agent's Representative Certificate or full Real Estate License.

  • Legal Expertise: Strong, practical knowledge of the Residential Tenancies Act 1997 (VIC), particularly regarding arrears notices, VCAT procedures, and bond exit legislation.

  • Tech Savvy: Ability to seamlessly collaborate with off-shore/Virtual Assistants and use property management software (e.g., PropertyMe, Ignite and Inspection Express).

  • Communication: Exceptional written and verbal communication skills—you can manage a busy inbox and defuse difficult conversations with ease.
