Job summary

Beek Build Pty Ltd is seeking an Estimator / Pre-Construction Manager to own estimating, early cost planning and subcontractor engagement for commercial projects in Adelaide. The role focuses on accurate cost plans, procurement strategy and robust project setup before delivery.

You will review drawings and contracts, engage subcontractors, and lead pricing to ensure commercially sound outcomes while supporting early design discussions and buildability input.

Responsibilities

• Prepare detailed and accurate cost estimates, cost plans, trade breakdowns and tender submissions for commercial construction projects
• Review drawings, specifications, schedules, contracts and tender documentation to identify scope, risk, exclusions, gaps and opportunities
• Design and construct management and early engagement
• Assess cost per square metre, project feasibility and broader commercial viability during early project stages
• Identify ambiguities or inconsistencies in documentation and raise these early with stakeholders
• Manage pricing processes with a focus on accuracy, detail, and commercial competitiveness
• Contribute to early-stage project planning, design review, buildability input and cost input
• Work with clients, architects, consultants and engineers to support practical and commercially sound project outcomes
• Develop and maintain relationships with subcontractors, suppliers and trade partners
• Prepare and issue trade packages for pricing, ensuring scope is clear and commercially structured
• Identify project risks, scope gaps, cost pressures, exclusions and margin improvement opportunities
• Establish and maintain pricing governance and tender documentation processes

Job description

The Estimator / Pre-Construction Manager will play a critical role in Beek Build's estimating, pre-construction and project setup capability. This is not a high-volume tendering role. It is a broader, commercially important position suited to someone who wants ownership across estimating, early cost planning, subcontractor engagement, procurement strategy, value management and project handover. The successful person will prepare accurate and commercially sound estimates, review documentation, identify scope gaps, engage subcontractors and suppliers, support early design and construct discussions, and help ensure projects are properly set up before moving into delivery.

Key responsibilities

About you

Strong experience preparing estimates, cost plans, trade packages and tender submissions

Strong understanding of commercial construction methodology, sequencing, trades and procurement

Ability to read and interpret drawings, specifications, schedules and contracts

Experience obtaining, reviewing and comparing subcontractor and supplier pricing

Understanding of commercial contracts, ideally including AS 4000 and ABIC-style agreements

Ability to identify scope gaps, pricing risks, commercial opportunities and buildability issues

Confidence working with clients, consultants, architects, engineers, subcontractors and internal project teams

Strong attention to detail, commercial judgement and ownership

Autonomous and accountable with detail-focused approach

Personable, client-aware and commercially mature
