Gough Recruitment is seeking an experienced Commercial Property Manager to oversee a diverse industrial portfolio in NSW. You will handle complex leases, tenant relations and performance reviews, ensuring compliance and optimized asset utilisation across sites.

The role focuses on financial and leasing outcomes, working with legal teams and valuers, and supporting land-use strategies within a major infrastructure portfolio.

Qualifications

• 5+ years’ experience across commercial or industrial property management.
• Strong leasing and lease administration experience.
• Commercially minded with strong financial and analytical capability.
• Confident managing complex tenant and stakeholder relationships.
• Strong understanding of NSW property and leasing legislation.

Responsibilities

• Manage complex commercial and industrial leases, including negotiations, rent reviews, renewals and compliance.
• Build relationships with major occupiers and manage ongoing tenant matters.
• Review portfolio performance and identify opportunities to improve revenue and asset utilisation.
• Conduct site inspections and ensure tenants are operating in line with lease obligations.
• Manage tenant reporting, insurance requirements, bank guarantees and key lease documentation.
• Work with legal advisers, valuers and government stakeholders on property matters.
• Support broader portfolio and land-use strategies across a significant infrastructure portfolio.

Commercial Property Manager - Industrial Portfolio

This isn’t your typical reactive Property Manager role.

We’re working with a major Australian infrastructure asset owner looking for an experienced Property Manager to join a highly regarded property team managing a unique portfolio of large-scale commercial and industrial assets.

The role is heavily focused on complex leases, tenant relationships, land utilisation and commercial outcomes - giving you exposure to assets and leasing structures you simply won’t see in a standard agency or institutional portfolio.

The Opportunity You’ll take ownership of a portfolio of strategically important assets and work closely with tenants, legal teams, valuers and internal stakeholders to maximise performance across the portfolio.

Your role will include:

• Managing complex commercial and industrial leases, including negotiations, rent reviews, renewals and compliance.
• Building strong relationships with major occupiers and managing ongoing tenant matters.
• Reviewing portfolio performance and identifying opportunities to improve revenue and asset utilisation.

What We’re Looking For

• Confident managing complex tenant and stakeholder relationships.
• Strong understanding of NSW property and leasing legislation.
• Experience with Yardi or similar property management systems is highly regarded.
• Relevant tertiary qualifications and a current driver’s licence.
