Responsibilities

• Drive end-to-end management of a premium Sydney CBD & Fringe commercial asset portfolio.
• Develop and execute preventative maintenance programs; manage contractors; contribute to CAPEX projects.
• Proactively manage the full lease lifecycle, including renewals and market rent reviews.
• Cultivate strong relationships with landlords, tenants and stakeholders.
• Manage property financials: budgeting, arrears control, outgoings reconciliations, reporting.
• Oversee and direct 2 x dedicated Virtual Assistants for admin support.

About the Role

As a Commercial Property Manager, you will take ownership of a premium portfolio of boutique office and city fringe commercial assets. This role is defined by its dual focus: deep, practical involvement in the physical management of building services and a proactive mandate to drive asset performance and tenant satisfaction.

Your week will be dynamic and varied: one day you might be on-site discussing HVAC upgrades with an engineer, and the next you'll be negotiating a lease renewal with a key tenant. This is a role with genuine autonomy and impact, where your ability to "look at a building practically" is just as valued as your commercial acumen.

Key Responsibilities

• Drive the end-to-end management of a premium portfolio of Sydney CBD & Fringe commercial assets.

• Develop and execute preventative maintenance programs, manage contractors, and contribute to CAPEX projects.

• Proactively manage the full lease lifecycle, including negotiating renewals, conducting market rent reviews, and enforcing lease covenants.

• Cultivate exceptional, long-term relationships with landlords, tenants, and key industry stakeholders.

• Manage all aspects of property financials, including budgeting, arrears control, outgoings reconciliations, and monthly client reporting.

• Oversee and direct the workflow of 2 x dedicated Virtual Assistants to ensure seamless administrative support.

About You

• You have 1-2 years of experience in commercial property or facilities management, or a related field.

• You can "look at a building practically" – you have a strong, hands-on understanding of how building services work and are confident in technical conversations with trades.

• You are commercially astute and good with numbers.

• You are ambitious, driven, and possess a positive, can-do attitude. You are a natural problem-solver with outstanding communication skills and a commitment to delivering exceptional client service.
