This is an exciting opportunity for a dedicated property management professional to take ownership of a commercial property portfolio, building strong relationships with landlords and tenants while ensuring properties are managed efficiently, proactively and to a high standard.

You will be responsible for the day-to-day management of your portfolio, with a strong focus on client service, tenant relationships, maintenance, compliance and overall portfolio performance.

You will be responsible for the day-to-day management of your portfolio, with a strong focus on client service, tenant relationships, maintenance, compliance and overall portfolio performance.

What You'll Be Doing

• Managing the day-to-day operations of an allocated commercial property portfolio.
• Building and maintaining strong relationships with landlords, tenants, contractors and service providers.
• Managing tenant enquiries, maintenance requests and general property matters.
• Coordinating maintenance, repairs and contractors from initial request through to completion.
• Managing lease administration, renewals, documentation and key dates.
• Monitoring rent payments and following up arrears where required.
• Preparing and providing regular property and financial reports to landlords.
• Maintaining accurate property files, records and databases.
• Ensuring properties and management processes remain compliant with relevant legislation and regulations.
• Conducting regular property inspections and identifying opportunities to improve property presentation and performance.
• Obtaining and managing quotes for repairs, maintenance and capital works.
• Proactively communicating with owners regarding property matters, recommendations and upcoming requirements.
• Managing general administration and ensuring all portfolio tasks are completed accurately and within required timeframes.

What We're Looking For

We are looking for someone who is confident managing a commercial portfolio and takes genuine ownership of their clients and properties.

You will ideally have:

• Previous experience as a Commercial Property Manager or in a similar commercial property management role.
• Strong knowledge of commercial property management practices, leases and terminology.
• Excellent organisational and administrative skills with exceptional attention to detail.
• Strong written and verbal communication skills.
• The ability to confidently liaise with landlords, tenants, contractors and other stakeholders.
• A proactive and solutions-focused approach to property management.
• The ability to work autonomously, take initiative and manage competing priorities.
• Strong time-management skills and the ability to meet deadlines.
• Proficiency with Microsoft Office and property management software.
• A strong customer service focus and commitment to delivering a high level of service.
• Current driver's licence and reliable vehicle, with the ability to travel between properties and appointments as required.

A QLD Real Estate Licence and relevant commercial property management experience will be highly regarded.
