Job summary

JLL in Melbourne is seeking an experienced Capex Manager to lead the capital works program for Southgate, a major mixed-use precinct in Southbank. You will manage planning through completion, budgets, forecasts, and coordinate with Operations and Property teams to minimise disruption to live tenants.

The role demands a strong track record delivering complex capex in commercial/retail settings, with tertiary qualifications and experience managing external PMs, contracts, and risk.

• Live building experience with sitting tenants is preferred.
• Strong technical and building operations knowledge and regulatory familiarity.

Responsibilities

Spanning 85,000 square metres, Southgate comprises approximately 70,000sqm of commercial space across the IBM and HWT Towers, plus approximately 15,000sqm of retail space. This is a hands-on role delivering the precinct's capital works program in a live, tenanted environment, with a current focus on increasing occupancy across both retail and commercial spaces.Reporting to the Precinct General Manager, you will take ownership of capex projects from planning through to completion, managing budgets and forecasts on behalf of the Owners while working closely with Operations and Property teams to protect tenant comfort and building operations throughout the works program.An overview of the role:· Translate Owner, Operations and FM requirements into clear, well-scoped project briefs, including feasibility studies and cost-benefit analyses· Create and manage capex budgets, track expenditure, implement cost controls and undertake monthly reforecasting to support Owner cash flow management· Oversee external Project Managers and consultants where appointed, holding them accountable to scope, program, budget and quality outcomes — or step into the lead PM role directly where one is not appointed, subject to project size and complexity· Manage projects from planning through to practical completion, defects close-out and handover, including site inspections, quality control and contractor coordination· Prepare tender documentation, evaluate bids and administer contracts in line with JLL and Owner requirements· Work closely with the Operations and Property team to plan and sequence works that minimise disruption to tenants, customers and building operations· Maintain a project risk register and ensure compliance with health and safety regulations, environmental standards and building codes· Incorporate sustainable design and construction practices, and evaluate innovative construction technologies· Deliver post-project evaluations, closure reports and lessons learned to drive continuous improvementSound like you?
