Job summary

Mantra Group seeks an experienced Building Manager to oversee maintenance, facilities, compliance and asset management across two waterfront properties in Hervey Bay. You will report to the General Manager and lead a team including a Maintenance Supervisor, ensuring high standards and strong relationships with owners, directors and contractors.

Qualifications

• Experience in building management or hospitality facilities.
• Ability to lead two properties and coordinate across teams.
• Strong budgeting, reporting and record-keeping capabilities.
• Proven experience working with Body Corporate, Directors and committees.
• Proficient with MS Office and property/maintenance management systems.

• Conduct regular property inspections and identify improvement opportunities.

Job description

Located on the waterfront of Hervey Bay, just a short two-hour drive north from the Sunshine Coast, you will discover BreakFree Great Sandy Straits. The property offers studio, one, two and three bedroom apartments, 2 swimming pools, 2 full sized tennis courts and a games room, not to mention the beach just 50m away. Right in the heart of one of Australia's premier whale watching destinations, the property offers a perfect vista to witness these majestic creatures. If that's not your thing - use your days off to explore around K'gari by 4WD, swimming in crystal clear shorelines or bask in the breath-taking hues of a sunset cruise.

Purpose

Mantra Hervey Bay and BreakFree Great Sandy Straits are seeking an experienced and motivated Building Manager to oversee the maintenance, facilities, compliance and asset management functions across both properties.

Reporting directly to the General Manager, this key leadership role is responsible for ensuring both properties are maintained to a high standard while developing positive relationships with apartment owners, Directors, Committee members, contractors and operational teams.

Supported by a dedicated Maintenance Supervisor, Maintenance Assistants and Facilities Attendants, you will provide leadership and oversight of maintenance operations, programmed works, compliance requirements, contractor management and the ongoing preservation of property assets.

Primary Responsibilities

Lead maintenance and facilities operations across both properties.

Work closely with the General Manager, Directors and Body Corporate Committees to ensure each property is maintained in the best possible condition.

Attend scheduled Director and Committee meetings, providing clear updates, recommendations and professional advice on building-related matters.

Prepare comprehensive quarterly Building Manager reports for each property, covering maintenance activity, programmed works, compliance, contractor performance, expenditure and emerging priorities.

Oversee preventative maintenance programs and programmed building works.

Monitor maintenance budgets, quotations and contractor expenditure.

Build strong relationships with apartment owners and provide guidance regarding maintenance and owner-funded replacement requirements.

Engage, induct and supervise contractors, ensuring works are completed safely, compliantly and to the required standard.

Inspect completed contractor works and follow up on defects or incomplete items.

Ensure legislative, workplace health and safety, contractor and property compliance obligations are upheld.

Conduct regular property inspections and identify opportunities to improve presentation, operational efficiency and asset performance.

Support oversight of the Facilities Attendants responsible for gardens, pools, grounds and associated facilities. Monitor maintenance requests, outstanding works and reporting through MYBOS, Hub OS, Monday.com and email.

Support emergency response activities and coordinate responses to building-related incidents when required.

Skills and Experience

You are a confident and organised leader who can balance stakeholder expectations, operational priorities and the ongoing needs of two properties.

You will ideally bring:

Experience in building management, facilities management, strata, MLR, hospitality or property operations.

Strong knowledge of building maintenance, contractor management and preventative maintenance planning.

Demonstrated experience working with Body Corporates, Directors, Committees and apartment owners.

Confidence attending Committee meetings, presenting reports and communicating recommendations.

Strong report writing, administration, budgeting and record-keeping capabilities.

Excellent communication, stakeholder management and negotiation skills.

Sound understanding of WHS, contractor and property compliance requirements.

A high level of computer literacy, including Microsoft Outlook, Word and Excel.

Experience using MYBOS, Hub OS, Monday.com, or similar building and maintenance management systems.

The ability to lead, motivate and develop teams while maintaining high standards.

Strong organisational skills and attention to detail.

A current Driver Licence.
