Job summary

Gough Recruitment is seeking an Assistant Property Manager for an onsite Build-to-Rent community in Melbourne. The role blends real estate, leasing, hospitality and community building to elevate the resident experience.

You’ll drive leasing, deliver exceptional service, nurture community events, and support local marketing. You’ll work closely with the Property Manager to manage relationships and stay compliant while ensuring smooth day-to-day operations.

Qualifications

• 2–4 years’ relevant experience in residential property management, leasing, Build-to-Rent or hospitality.
• Track record of contributing to leasing, occupancy or revenue targets.
• Knowledge of Victorian tenancy legislation, compliance and WHS requirements.
• Current Victorian Agent’s Representative registration or willingness to obtain one.
• Proficiency with Microsoft 365, especially Excel, and StarRez or similar.
• Qualifications in real estate, hospitality, hotel or events management or equivalent experience.
• Strong communication skills and rapport-building with diverse people.
• Calm, solutions-focused approach to competing priorities and conversations.
• Proactive mindset, commercial awareness and passion for great customer experiences.

Assistant Property Manager to join a growing Build-to-Rent community.

This isn’t your typical property management role. It’s a mix of real estate, leasing, hospitality and community building, where the resident experience matters just as much as the numbers.

Tuesday to Saturday.

What you’ll be doing

• Drive leasing: Convert enquiries, follow up leads and help achieve occupancy and rental targets.
• Deliver exceptional service: Build strong resident relationships, resolve issues and follow things through.
• Build community: Support resident events, lifestyle initiatives and engagement activities.
• Boost the brand: Assist with local marketing campaigns, resident testimonials and community promotions.
• Manage relationships: Communicate professionally with owners, investors and key stakeholders.
• Know the market: Monitor competitors, rental trends and performance data to identify opportunities.
• Support the team: Contribute to a positive, collaborative on-site culture.
• Maintain compliance: Help manage WHS requirements, identify risks and support emergency procedures.
• Improve the way things work: Bring fresh ideas, initiative and practical solutions to the table.

What you’ll bring

• 2–4 years’ relevant experience in residential property management, leasing, Build-to-Rent, student accommodation, hospitality or a similar customer-focused environment.
• A track record of contributing to leasing, sales, occupancy or revenue targets.
• A sound understanding of Victorian residential tenancy legislation, compliance and WHS requirements.
• A current Victorian Agent’s Representative registration, or willingness to obtain one promptly.
• Confidence using Microsoft 365, particularly Excel, and experience with StarRez or a similar property management system.
• Relevant qualifications in real estate, hospitality, hotel or events management — or equivalent practical experience.
• Strong communication skills and the ability to build rapport with a wide range of people.
• A calm, solutions-focused approach when managing competing priorities or difficult conversations.
• A proactive mindset, commercial awareness and a genuine passion for delivering great customer experiences.

Bonus points for Build-to-Rent experience, a Certificate IV in Real Estate Practice, a full Estate Agent’s Licence, or experience in local marketing and community events.
