Guru Property Pty Ltd, a boutique agency expanding from Brisbane to Townsville, invites an Assistant Property Manager to join a close-knit, professional team. Start in an entry-level PM support role with a defined path to a full-time Property Manager within 6 to 9 months based on performance.

You will manage residential rental portfolios, coordinate maintenance, handle tenancy documents, and liaise with landlords and tenants while building your skills with PropertyMe and local regulations.

Qualifikationen

• Previous experience as a Property Manager preferred.
• Experience in using PropertyMe software preferred.
• Valid drivers license mandatory

Aufgaben

• Demonstrate excellent verbal and written communication skills in all interactions
• Review and approve tenancy documentation including applications, agreements, and renewals
• Maintain up-to-date knowledge and apply relevant legislation including the RTA and REIQ processes
• Prioritize and efficiently manage multiple tasks and deadlines
• Independently manage a portfolio of residential rental properties
• Monitor and manage rental arrears and implement recovery strategies
• Coordinate property maintenance for a portfolio of properties
• Handle tenant and landlord dispute resolution, including preparation and representation at QCAT
• Attend Open home inspections, building & pest inspections along with building inspector
• Conduct & attend pre settlement inspections on behalf of client
• Complete and document Entry and Exit Condition Reports accurately and thoroughly
• Schedule, conduct and document Routine Inspections accurately and thoroughly

Base salary + 12% super
