Job summary

Barings is seeking a Senior Associate / Associate Director to join the APAC Real Estate Debt platform in Sydney. The role will oversee credit analysis, underwriting and risk assessments for real estate lending opportunities, while supporting portfolio reviews, collateral valuation and transaction execution.

Collaboration with legal teams and bankers is essential to drive successful loan closing and ongoing asset management.

Qualifications

5+ years of proven experience in commercial real estate lending including screening, structuring, closing and managing loans.
Advanced quantitative abilities and a solutions‑focused mindset.
Client service focus with strong relationship building.
Ability to take ownership, prioritize, multi-task and meet tight timelines.
Bachelor’s degree in Real Estate, Business or Finance.

Responsibilities

IC and risk-related activities including credit analysis and underwriting real estate lending opportunities.
Prepare detailed investment committee papers and present transactions to Investment Committee.
Assist in annual Portfolio Review and collateral valuation with focus on PD/LGD ratings.
Work with legal counsel and originators to negotiate term sheets and related documents.
Support loan closing process including conditions precedent, document execution and KYC.
Asset management activities and loan monitoring for covenant compliance and risk issues.
Attend PCGs, review QS reports and inspect security properties.
Maintain orderly files and data integrity in MIS platforms.
Assist in preparing internal and external reporting for fund raising initiatives.
