Job summary

Capstone Recruitment, Sydney-based with a national remit, is seeking an Associate Director or Director to join its Asset & Portfolio Management team. You will actively manage real estate private credit loans, lead restructures and refinancings, and work with investment, legal and executive teams to protect capital and maximise investor outcomes.

You will oversee performance monitoring, risk flags, and commercial negotiations, while developing framework improvements and reporting for committees

Qualifications

• 7 to 15 years of relevant experience in real estate private credit, asset management or portfolio management.
• Experience managing complex or underperforming credit positions through to resolution.
• Strong commercial judgement, financial analysis and negotiation skills.
• Confident working with stakeholders at all levels with a calm, structured and solutions-focused approach.
• Relevant tertiary qualifications in finance, commerce, law, property or related discipline.

• Actively manage a portfolio of real estate private credit investments across the asset lifecycle.
• Lead the strategy and execution for loans needing intensive management, including restructures and recovery outcomes.
• Monitor borrower performance, covenants, project progress and security positions; flag risks early.
• Collaborate with borrowers, receivers, legal advisers, valuers and other stakeholders to reach commercial outcomes.
• Prepare clear, well-reasoned recommendations and reporting for investment committees and senior leadership.
• Help refine portfolio management frameworks, processes and early-warning systems.

About the opportunity

Our client is a leading Australian alternative asset manager with a significant, well-established real estate private credit platform. They are looking for an Associate Director or Director to join the Asset & Portfolio Management team. You will help actively manage the loan book, protect capital and maximise investor outcomes.

This is a hands-on, high-impact role. You will oversee a portfolio of real estate loans, with a particular focus on assets that need close attention, restructuring or a tailored resolution strategy. You will work closely with the investment, legal and executive teams, and your work will directly shape portfolio performance and investor returns.

Key responsibilities

• Actively manage a portfolio of real estate private credit investments across the asset lifecycle
• Lead the strategy and execution for loans that need intensive management, including restructures, refinancing, enforcement and recovery outcomes

About you

• 7 to 15 years of relevant experience, ideally in real estate private credit, asset management or portfolio management
• We will also welcome applicants from accounting advisory, restructuring and insolvency, or legal backgrounds who have strong real estate and lending exposure
• Proven experience managing complex or underperforming credit positions through to resolution
• Strong commercial judgement, financial analysis and negotiation skills
• Confident working with stakeholders at all levels, with a calm, structured and solutions-focused approach
