Qualifications

• 5–8 years in facilities management in villas or residential communities.
• Strong MEP background and hands-on maintenance planning.
• BTech/BE in Mechanical Engineering or equivalent.

Responsibilities

• Plan and monitor preventive and corrective maintenance for HVAC, chillers, pumps, electrical, lighting, plumbing, water supply and drainage systems.
• Regularly inspect villas, roofs, façades, common areas, walkways and external infrastructure.
• Identify leaks, waterproofing defects and repair needs; arrange civil, carpentry and painting repairs.
• Supervise contractors under maintenance agreements and work orders; verify scope, schedule and safety.
• Prepare quotations, negotiate where authorized and recommend contractors for approval.
• Coordinate with Procurement, Accounts and Owner’s representatives on purchase requests and approvals.
• Track maintenance expenditure against budgets and seek cost-effective solutions.
• Monitor energy and water consumption; investigate anomalies and propose savings.
• Prepare scopes of work and requests for quotation for improvements and small projects.
• Maintain asset registers, equipment inventories, maintenance logs and contractor records.
