Job Overview
The Facility Engineer is responsible for managing the technical operations, maintenance, and overall performance of building infrastructure and MEP systems across commercial, residential, or mixed-use properties in Dubai, UAE.
The role focuses on maintaining high equipment availability, improving energy efficiency, meeting service-level and performance targets, and ensuring compliance with applicable safety standards and local authority requirements. The Facility Engineer will also coordinate daily hard services activities and monitor the performance of maintenance contractors and subcontractors.
Key Responsibilities
Hard Services & Building Asset Management
- Oversee the operation, maintenance, and performance of critical building systems and MEP assets.
- Manage equipment including chillers, AHUs, FCUs, LV switchgear, transformers, generators, pumps, and fire protection systems.
- Plan and supervise preventive and corrective maintenance activities to maintain reliable building operations.
- Develop, schedule, and monitor the Planned Preventive Maintenance (PPM) program for building assets.
- Ensure maintenance activities are completed according to approved schedules, procedures, and service standards.
- Monitor equipment performance and identify potential failures before they affect building operations.
- Coordinate with maintenance teams and contractors to resolve technical issues efficiently.
BMS & Energy Management
- Monitor Building Management Systems (BMS/BAS) to track building conditions, equipment status, alarms, and system performance.
- Monitor temperature, indoor environmental conditions, and other operational parameters.
- Identify opportunities to improve energy and utility consumption without compromising occupant comfort or system reliability.
- Review equipment operating data and take appropriate action when abnormal conditions or critical alarms are identified.
- Support initiatives focused on energy efficiency and optimization of building services.
Preventive Maintenance & Asset Reliability
- Establish and maintain effective PPM schedules for all assigned building systems and equipment.
- Track maintenance completion and ensure outstanding activities are followed up and closed.
- Conduct technical inspections and asset condition assessments.
- Identify aging, defective, or deteriorating equipment requiring repair, refurbishment, overhaul, or replacement.
- Support asset lifecycle planning and contribute technical information for CAPEX and asset replacement programs.
- Perform or coordinate Root Cause Analysis (RCA) for significant equipment failures and recurring breakdowns.
- Recommend corrective actions to improve asset reliability and reduce operational downtime.
Contractor & Service Management
- Coordinate with FM contractors, subcontractors, and specialist service providers.
- Monitor contractor performance against agreed SLA and KPI requirements.
- Verify that maintenance work is completed safely, correctly, and within the required timeframe.
- Review maintenance reports, technical documentation, and service records.
- Follow up on unresolved technical issues and ensure corrective actions are implemented.
- Maintain effective communication with operations, maintenance, security, and other property management teams.
Safety, Compliance & Quality
- Ensure building maintenance activities comply with applicable health, safety, environmental, and quality requirements.
- Follow relevant Dubai and UAE regulations, authority requirements, and approved facility management procedures.
- Promote safe working practices during maintenance, inspection, and repair activities.
- Ensure technical records, inspection reports, maintenance documentation, and asset information are properly maintained.
- Support internal and external technical audits when required.
Required Experience
- 4-7 years of relevant experience in Facilities Management, Building Services Engineering, MEP operations, or a related technical field.
- Hands-on experience in hard services and building maintenance operations.
- Experience managing technical systems within large-scale properties is preferred.
- Exposure to commercial towers, residential communities, shopping malls, hospitals, mixed-use developments, or similar facilities is an advantage.
