Based in our Dubai office, the Surveyor will join our Commercial Valuation & Advisory team and be responsible for supporting the delivery of commercial valuation assignments across a range of property sectors. The role will involve undertaking property inspections, market research and comparable analysis, carrying out valuation assessments and preparing accurate, well-reasoned valuation reports in accordance with RICS standards and Knight Frank procedures. We are looking for a Chartered Surveyor (MRICS) with relevant UAE commercial valuation experience, strong analytical and report writing skills, and the ability to manage valuation instructions professionally and within agreed deadlines.
Responsibilities
- Undertake commercial property valuation assignments allocated by senior team members, ensuring work is completed accurately, professionally and within agreed deadlines.
- Conduct property inspections across Dubai and the wider UAE, gathering and verifying relevant property, tenancy and market information.
- Undertake market research and collect, analyse and apply relevant comparable evidence to support valuation assignments.
- Carry out valuation analysis using appropriate methodologies, including income, comparable and other relevant approaches.
- Prepare clear, accurate and well-supported commercial valuation reports in accordance with RICS Valuation Standards and Knight Frank procedures.
- Review property information, leases, tenancy schedules, financial information and other relevant documentation to support valuation assessments.
- Develop and maintain strong knowledge of the UAE commercial property market, including market trends, rental values, yields, transactions and relevant regulatory and professional requirements.
- Liaise with clients, agents, owners, developers, investors, lenders and other market participants to obtain information and manage valuation instructions effectively.
- Respond promptly and professionally to client and internal enquiries.
- Maintain accurate and orderly valuation files, databases, comparable evidence and supporting documentation.
- Effectively use relevant valuation systems, databases and technology to support the delivery of assignments.
- Liaise with colleagues across Knight Frank to obtain market intelligence and support collaboration and cross-selling opportunities.
- Maintain confidentiality and professional standards in all client and valuation matters.
- Keep up to date with RICS requirements, relevant legislation, market developments and professional best practice.
- Comply with Knight Frank policies, procedures and best practice requirements.
- Maintain Continuing Professional Development in accordance with RICS requirements.
- Undertake any other duties as required.
Skills and Qualifications
- Bachelor’s degree in Real Estate, Surveying, Property or a related discipline; a RICS-accredited degree is preferred.
- MRICS qualified and preferably an RICS Registered Valuer.
- Relevant commercial valuation experience, ideally within the UAE or wider GCC.
- Strong practical experience in commercial property inspections, market research, comparable analysis and valuation reporting.
- Good understanding of commercial valuation methodologies and the ability to apply them appropriately.
- Strong numerical, analytical and research skills with excellent attention to detail.
- Strong valuation report writing and presentation skills.
- Excellent verbal and written communication skills with the ability to liaise confidently with clients and market participants.
- Ability to manage multiple valuation assignments and meet tight deadlines.
- Proficiency in Microsoft Office, particularly Excel and PowerPoint; experience with valuation software such as Argus Enterprise or Estate Master would be advantageous.
- Good understanding of UAE commercial property markets and regional market dynamics.
- Fluency in English, written and verbal, is essential. Arabic would be advantageous.
- UAE driving licence, or a valid driving licence recognised in the UAE, is preferred.
- Flexible attitude towards property inspections and travel where required.
