Job summary

AHS Properties, a distinguished luxury real estate developer in Abu Dhabi, seeks a Senior Quantity Surveyor to manage the commercial and contractual aspects of high-end residential projects. You will ensure value for money and cost control throughout the project lifecycle.

Responsibilities include cost management, contract administration, procurement, reporting and risk management, while leading a team of junior QS professionals. MRICS preferred; 15+ years of experience required.

Qualifications

• Bachelor’s degree and MRICS or equivalent are mandatory.
• Minimum 15 years of experience as a Quantity Surveyor in luxury residential or high-end projects.
• Strong knowledge of contracts, procurement processes, and cost control methodologies.
• Proven experience in contract negotiation, claims management, and dispute resolution.
• Excellent financial management and analytical skills.
• Stakeholder management capabilities.
• Ability to lead and mentor junior quantity surveyors.
• Proficiency in quantity surveying software and Microsoft Office.

Responsibilities

• Cost management and control for luxury residential projects.
• Review, prepare, and negotiate construction contracts, variations, and claims.
• Manage tendering process, evaluate bids, select suppliers and subcontractors.
• Collaborate with project managers, architects, engineers and stakeholders to monitor progress and costs.
• Prepare regular financial reports and cost analyses for senior management.
• Identify commercial risks and develop mitigation strategies.
• Ensure compliance with standards, legislation and company policies.
• Promote best practices and continuous improvements in QS processes.
