Job summary

Nathan HR is assisting a leading real estate development group in Dubai with the appointment of a Senior Projects Manager. You will oversee design, construction and facility management across a diverse portfolio, ensuring delivery on time, within budget and to required quality, governance and regulatory standards.

The role requires a Bachelor’s in a related field with 10+ years in real estate development and project management, and strong leadership of multidisciplinary teams across UAE/KSA.

Qualifications

• Bachelor’s degree in Civil Engineering, Architecture, Real Estate, or related field.
• 10+ years in real estate development and project management.
• Proven leadership across multidisciplinary and multi-stakeholder projects.
• Experience UAE and/or KSA projects.
• PMP, PRINCE2, or other PM certification is advantageous.

Responsibilities

• Develop and implement project management strategies, KPIs, and delivery standards.
• Lead project portfolio across UAE and KSA.
• Manage full lifecycle from design to handover.
• Ensure delivery within scope, budget, schedule, and quality requirements.
• Oversee design management across disciplines (architectural, structural, MEP, electrical, safety, security).
• Lead procurement, tendering, contract negotiations, vendor management, and contract administration.
• Manage variations, claims, change orders, and contractual matters per FIDIC.
• Monitor budgets, cash flow, cost forecasts, and resource use.
• Identify risks, delays, and escalations with mitigation strategies.
• Manage consultants, contractors, authorities, and stakeholders.
• Establish governance, reporting, and performance monitoring.
• Provide regular project updates to senior management.
• Lead, mentor, and develop PM team.
• Drive continuous improvement through standardised PM methodologies and tools.

Job description

Our client is a leading real estate development group with major developments across the UAE and KSA. They are looking to appoint an experienced Senior Projects Manager to lead and oversee project management activities across a diverse portfolio of large-scale developments.

The role will have overall responsibility for project delivery across design, construction, and facility management, ensuring projects are delivered on time, within budget, within scope, and in line with required quality, regulatory, and governance standards.

Key Responsibilities

• Develop and implement project management strategies, frameworks, KPIs, and delivery standards aligned with the organisation’s business objectives.
• Lead and oversee the overall project portfolio across the UAE and KSA.
• Manage projects across the full lifecycle, from design development and tendering through construction, completion, and handover.
• Ensure projects are delivered within approved scope, budget, schedule, and quality requirements.
• Oversee design management across architectural, structural, MEP, electrical, safety, and security disciplines.
• Lead procurement, tendering, contract negotiations, vendor management, and contract administration.
• Manage variations, claims, change orders, and contractual matters in accordance with FIDIC principles.
• Monitor project budgets, cash flow, cost forecasts, resource utilisation, and financial performance.
• Identify project risks, delays, and escalations and implement appropriate mitigation and recovery strategies.
• Manage consultants, contractors, service providers, government authorities, and other key stakeholders.
• Establish effective project governance, reporting, and performance monitoring mechanisms.
• Provide regular project and portfolio updates to senior management and key stakeholders.
• Lead, mentor, and develop a high-performing project management team.
• Drive continuous improvement through standardised project management methodologies, digital tools, and industry best practices.

Requirements

• Bachelor’s degree in Civil Engineering, Architecture, Real Estate, or a related discipline. A Master’s degree is preferred.
• Minimum 10 years of experience in real estate development and project management.
• Strong leadership experience managing multidisciplinary and multi-stakeholder projects.
• Experience working on projects within the UAE and/or KSA.
• Strong knowledge of pre- and post-contract management and FIDIC regulations.
• PMP, PRINCE2, or other relevant project management certification is advantageous.
• Strong understanding of project controls, commercial management, cost optimisation, risk management, and contractual matters.
• Excellent leadership, stakeholder management, communication, and problem-solving skills.
