Role Context
The Senior Project Manager - Construction Supervision holds overall responsibility for coordinating construction delivery across complex project environments. The role connects commercial controls, site execution, engineering coordination, stakeholder management, quality assurance, safety, scheduling, and contractual administration. Strong leadership in this position directly affects project profitability, delivery certainty, compliance, and client confidence by ensuring that emerging risks are addressed before they become delays, disputes, or cost overruns.
Key Responsibilities
- Direct construction projects through planning, mobilization, execution, monitoring, completion, and handover stages.
- Lead site supervision activities and verify that construction is executed in accordance with approved designs, specifications, contract requirements, and UAE regulations.
- Manage contractors, subcontractors, consultants, and internal project teams while maintaining clear accountability for performance.
- Develop, review, and maintain detailed project schedules using recognized project management tools.
- Track critical milestones, evaluate schedule slippage, and implement recovery actions when progress deviates from approved plans.
- Monitor budgets, commitments, expenditures, forecasts, and cost trends to support disciplined financial control.
- Introduce corrective cost measures where necessary to protect agreed commercial objectives.
- Conduct regular site reviews and quality audits to assess workmanship, progress, safety performance, and contractual compliance.
- Identify technical, commercial, schedule, procurement, and construction risks and implement practical mitigation strategies.
- Coordinate with architects, engineers, specialist consultants, and contractors to resolve technical interfaces and construction constraints.
- Manage contract administration activities, including change orders, contractor submissions, claims-related information, and vendor coordination.
- Review project performance information and prepare structured reports for senior management, clients, and other stakeholders.
- Maintain oversight of construction safety requirements and ensure established procedures are implemented consistently across site activities.
- Support timely decision-making by escalating critical issues with clear analysis, recommended actions, and potential project impacts.
- Maintain complete project records covering approvals, correspondence, schedules, commercial matters, quality documentation, and key decisions.
- Lead regular progress, coordination, and management meetings and ensure agreed actions are assigned, monitored, and closed.
- Maintain alignment between scope, cost, schedule, quality, safety, and stakeholder expectations throughout project delivery.
Ideal Profile
- Minimum 20 years of project management experience within the construction industry.
- Extensive record of supervising major or technically complex construction projects.
- Strong knowledge of construction methodologies, project sequencing, site management, and delivery controls.
- Demonstrated ability to manage multidisciplinary teams, contractors, subcontractors, and professional consultants.
- Advanced understanding of project budgeting, forecasting, expenditure monitoring, and cost control.
- Strong scheduling capability using Microsoft Project, Primavera, or equivalent project planning systems.
- Practical experience in contract administration, change management, and vendor coordination.
- Thorough familiarity with UAE construction regulations, building codes, and local compliance requirements.
- Proven ability to identify project risks and convert risk assessments into effective mitigation plans.
- Strong decision-making capability in high-value, schedule-sensitive project environments.
- Excellent organizational discipline with close attention to project documentation and reporting.
- Effective stakeholder communication and senior-level presentation skills.
- Project Management Professional certification or an equivalent qualification is preferred.
