Job Purpose
The Senior Planning Engineer (Civil) will lead the planning, scheduling, and project controls for our high-rise and tower portfolios. This role focuses heavily on structural concrete cycles, facade/curtain wall installation sequences, finishing handovers, and civil logistics. You will establish master baselines, manage critical paths, track structural cycle efficiencies, and safeguard the project against delays.
Key Responsibilities
- Develop resource-loaded Master Project Baselines (Level 3/4 schedules) using Primavera P6, focusing on civil and structural works.
- Design and optimize vertical structural cycles (e.g., core wall climbing/jumping formwork, slab casting sequences, post-tensioning, and curing timelines).
- Schedule complex civil transitions, including deep basement substructures, shoring, piling, and the transition to superstructure vertical columns.
- Integrate architectural finishes, blockwork, and facade/curtain wall installations into the structural sequence, ensuring correct vertical lag times.
2. Vertical Logistics & Site Constraints Management
- Incorporate vertical logistics into the schedule, tracking the productivity limitations of tower cranes, passenger/material hoists, and concrete placing booms.
- Plan out dependencies for tight, urban tower footprints where material storage and delivery timing directly impact daily civil progress.
- Perform Earned Value Management (EVM) based on concrete volumes, rebar tonnage, and built-up areas to track structural productivity (SPI/CPI).
3. Delay Analysis & Claims Defense (Civil)
- Perform regular critical path analysis to detect delays in structural cycles early and propose recovery schedules.
- Conduct forensic delay analysis (e.g., Time Impact Analysis) specifically dealing with civil disruptions, weather impacts on high-level pours, material shortages, or design variations.
- Draft technical substantiations for Extension of Time (EOT) claims with clear, logic-linked P6 networks.
4. Reporting & Subcontractor Coordination
- Generate weekly/monthly civil progress reports, S-curves, histograms, and executive dashboards.
- Coordinate directly with structural, facade, and finishing subcontractors to ensure their micro-schedules align with the project's macro milestones.
Required Experience & Qualifications
- Education: Bachelor’s degree in Civil Engineering (Mandatory).
- Experience: 8–12 years of overall construction planning experience, with a proven track record of at least 4+ years managing the civil/structural scope of high-rise towers (40+ stories).
- Software Expertise: Expert proficiency in Primavera P6 is mandatory. Strong skills in MS Excel for data analysis and experience with 4D BIM (e.g., Synchro) for visual scheduling are highly preferred.
Specific Technical Competencies
- Thorough understanding of civil construction methodologies: slipforming, self-climbing formwork, heavy raft foundations, and tower crane operations.
- Expert knowledge of structural-to-finishes handovers (e.g., wet trades, blockwork zoning, waterproofing basements and roofs).
- Clear understanding of how MEP vertical risers impact civil structural zones.
Key Performance Indicators (KPIs)
- Cycle Time Optimization: Successfully tracking and maintaining the targeted days-per-floor structural cycle.
- Look-Ahead Accuracy: High alignment between the 3-week/3-month rolling plans and actual site execution.
- Claim Robustness: Technical accuracy of delay impacts defended and approved by the consultant/client.
