Job summary

ZAS Constructions LLC in Dubai is seeking a Senior Quantity Surveyor to manage all commercial and contractual aspects of fit-out, construction and renovation projects from inception to completion. The role requires strong cost control, tendering, and contract administration.

You will prepare BOQs, cost plans, procurement schedules, monitor budgets, evaluate quotations, manage variations and final accounts, and coordinate with clients and suppliers to maximize profitability while maintaining

Qualifications

  • Bachelor's degree in Quantity Surveying, Civil Engineering, Construction Management, or related field.
  • Minimum 10 years of Quantity Surveying experience in the UAE, preferably in interior fit-out, construction and renovation projects.
  • Strong knowledge of UAE construction practices, market rates, procurement procedures, and contract administration.
  • Proven experience in cost estimation, budgeting, tendering, and contract management.
  • Proficiency in preparing BOQ, quantity take-offs, and cost analysis.
  • Strong understanding of FIDIC and other standard forms of construction contracts.
  • Experience in managing variations, claims and final account settlements.
  • Excellent analytical, negotiation, and commercial management skills.
  • Proficiency in MS Office, AutoCAD, and quantity surveying software.
  • Strong communication and interpersonal skills; ability to liaise with clients, consultants, subcontractors and suppliers.
  • Ability to work independently, prioritize tasks, and manage multiple projects.

Responsibilities

  • Prepare detailed cost estimates, budgets, and tender documents based on drawings, specifications, and project requirements.
  • Conduct quantity take-offs and measurements for all project trades.
  • Analyze and evaluate subcontractor and supplier quotations for cost competitiveness and compliance.
  • Prepare BOQ, cost plans, and procurement schedules.
  • Monitor project costs and expenditures against budgets and provide cost reports.
  • Manage variations, change orders, and claims with proper documentation.
  • Prepare interim valuations, payment applications, and final accounts.
  • Negotiate contracts and commercial terms with subcontractors and suppliers.
  • Evaluate subcontractor progress claims and certify payments.
  • Identify and mitigate commercial risks throughout the project lifecycle.
  • Coordinate with PMs, engineers, designers, procurement teams, and clients to meet commercial objectives.
  • Review contract documents for compliance with obligations.
  • Assist in forecasting, cash flow management, and financial reporting.
  • Ensure all QS activities comply with policies, specs, regulations and standards.
  • Support management in maximizing profitability while maintaining quality and client satisfaction.
