Job summary

Black & Grey HR is recruiting for a top-tier contracting company. A Project Director will provide overall leadership for a large-scale multi-phase mixed-use project, from pre-construction through close-out.

The candidate will lead a multi-disciplinary team, manage P&L, and ensure schedule, quality, and safety at the highest standards. The role requires 15+ years in construction with 8–10 in senior leadership, and a proven track record delivering complex developments on time and within budget.

Qualifications

• Bachelor's degree in Construction Management, Civil Engineering, Architecture or related field.
• Minimum 15 years of progressive construction experience with 8-10 years in a senior leadership role overseeing large-scale commercial projects.
• Direct experience managing multiple mixed-use development projects from conception to completion.
• Proven track record delivering high-value projects within budget and schedule.
• Deep expertise in construction means, methods, budgeting and scheduling.

Responsibilities

• Act as primary senior contact for client ownership group and stakeholders, building exceptional relationships.
• Develop and articulate overall project vision strategy and execution plan, leading the project team.
• Provide strategic direction to multiple Project Managers and Superintendents.
• Oversee pre-construction, value engineering, constructability reviews and scheduling.
• Lead complex contract negotiations and robust cost control procedures.
• Ensure on-site construction operations meet schedule, quality and safety standards.

Our client is looking to hire a highly strategic and results-driven Project Director to provide overall leadership and direction for a large-scale multi-phase mixed-use project. This senior-level role is the single point of accountability for the projects successful execution from pre-construction through close-out. The ideal candidate will be a visionary leader with a proven track record of delivering complex mixed-use developments on time within budget and to the highest standards of quality and safety.

Key Responsibilities

Strategic Leadership & Client Management

• Act as the primary senior point of contact for the client ownership group and project stakeholders fostering and maintaining exceptional relationships.
• Develop and articulate the overall project vision strategy and execution plan.
• Lead high-level negotiations with clients consultants and joint venture partners.
• Provide strategic direction to the entire project team including multiple Project Managers and Superintendents.

Pre-Construction & Planning

• Oversee the entire pre-construction process including value engineering constructability reviews and scheduling.
• Lead the development of proposals and complex contract negotiations.
• Ensure project logistics phasing and sequencing plans are robust and account for the complexities of a mixed-use environment.

Financial Management & Controls

• Hold ultimate responsibility for the projects financial performance including P&L management for the project.
• Review and approve major budget cost forecasts and financial reports.
• Implement and manage rigorous cost control procedures to mitigate risk and maximize value.
• Authorize significant purchase orders subcontracts and change orders.

Operational Execution & Oversight

• Provide executive oversight of all on-site construction operations.
• Ensure strict adherence to the project schedule proactively identifying and mitigating delays.
• Champion a "Zero Incident" safety culture across the entire project site.
• Enforce the highest standards of quality control and assurance for all work.

Risk Management & Problem Solving

• Identify assess and develop mitigation strategies for high-level project risks.
• Resolve critical path issues and conflicts that impact project objectives.
• Ensure compliance with all local state and federal regulations and permitting requirements.

Team Leadership & Development

• Lead mentor and develop a large multi-disciplinary project team fostering a collaborative and high-performance culture.
• Manage resource allocation and team structure to ensure project needs are met.

Requirements & Qualifications & Experience

• Bachelors degree in Construction Management Civil Engineering Architecture or a related field.
• Minimum of 15 years of progressive experience in the construction/contracting industry with at least 8-10 years in a senior leadership role overseeing large-scale commercial projects.
• Demonstrable direct experience managing multiple mixed-use development projects from conception to completion.
• A proven track record of successfully delivering high valued projects.
• Deep expertise in construction means and methods project financing budgeting and scheduling.

Technical Skills

Required Skills

• At least 20 years related business experience with a proven track record of achievements in projects development within a leading real estate organization 4 of which should have been in a senior management/executive role - Masters degree preferred however Bachelors Degree with specialization in civil engineering architecture or any other related field is required.
• MBA or equivalent with specialization in management is desirable.
• Proficiency in Arabic is a plus
