Job summary

Metropolitan Properties in the UAE seeks an experienced Maintenance Supervisor to oversee day-to-day maintenance across our property portfolio. You will supervise technicians, plan and track preventive and corrective work, and ensure facilities, equipment, and systems are kept to high standards.

The role requires hands-on leadership, strong knowledge of MEP, HVAC, plumbing and electrical systems, and a commitment to safety.

Qualifications

• Proven experience as Maintenance Supervisor in property/facilities management.
• Strong knowledge of building maintenance, MEP systems, HVAC, plumbing, electrical.
• Experience supervising maintenance technicians or contractors.
• Good problem-solving, organizational, and communication skills.
• Ability to prioritise multiple maintenance requests and work under pressure.
• Strong attention to detail and commitment to safety.

Responsibilities

• Oversee daily maintenance activities and technicians.
• Plan, assign, and monitor preventive and corrective maintenance.
• Ensure properties, facilities, equipment, and systems are maintained to high standards.
• Respond to maintenance requests and emergencies.
• Conduct regular inspections and identify maintenance needs.
• Coordinate with contractors, suppliers, and service providers.
• Monitor work orders and completion reports.
• Ensure compliance with procedures, safety standards, and regulations.
• Manage maintenance-related costs and resources.
• Support team in troubleshooting electrical, plumbing, HVAC, and general building issues.
• Maintain records of maintenance activities and service reports.
• Provide updates to management on ongoing and completed works.

Metropolitan Properties is looking for an experienced and reliable Maintenance Supervisor to join our team and oversee the day-to-day maintenance operations across our properties.

Key Responsibilities

• Supervise and coordinate daily maintenance activities and technicians.
• Plan, assign, and monitor preventive and corrective maintenance works.
• Ensure properties, facilities, equipment, and building systems are maintained to a high standard.
• Respond promptly to maintenance requests and emergencies.
• Conduct regular inspections and identify maintenance requirements.
• Coordinate with contractors, suppliers, and service providers when required.
• Monitor maintenance schedules, work orders, and completion reports.
• Ensure all maintenance activities comply with company procedures, safety standards, and applicable regulations.
• Manage maintenance-related costs and ensure efficient use of materials and resources.
• Support the team in troubleshooting electrical, plumbing, HVAC, civil, and general building maintenance issues.
• Maintain accurate records of maintenance activities and service reports.
• Provide regular updates to management regarding ongoing and completed works.

Requirements

• Proven experience as a Maintenance Supervisor or in a similar role, preferably within property management or facilities management.
• Strong knowledge of building maintenance, MEP systems, HVAC, plumbing, electrical, and general repairs.
• Previous experience supervising maintenance technicians or contractors.
• Good problem-solving, organizational, and communication skills.
• Ability to prioritize multiple maintenance requests and work effectively under pressure.
• Strong attention to detail and commitment to quality and safety.
• Relevant technical qualification or certification is preferred.
• UAE experience within property or facilities management will be an advantage.
