Role Context
The Maintenance Engineer - Elevators and Escalators will oversee the safe and efficient operation of equipment within an assigned service portfolio. The role combines field engineering, preventive maintenance control, breakdown response, technical reporting, customer coordination, technician development, budgeting, and contract follow‑up. The engineer will help reduce equipment downtime, improve ride quality, extend asset life, and strengthen customer confidence. This position also supports repair, upgrade, and modernization projects by evaluating site conditions, selecting appropriate technical solutions, coordinating resources, and verifying the quality of completed work.
Key Responsibilities
- Ensure full completion of planned preventive maintenance activities according to service contracts, company procedures, and UAE regulatory requirements.
- Review maintenance schedules, route plans, technician assignments, and equipment histories across the assigned portfolio.
- Monitor elevator and escalator performance and introduce corrective measures to reduce breakdown frequency and service interruptions.
- Attend major callbacks and provide technical support for difficult mechanical, electrical, electronic, and control‑system faults.
- Diagnose recurring failures involving controllers, drives, door systems, motors, safety circuits, sensors, and mechanical assemblies.
- Perform root cause analysis for critical incidents and implement permanent preventive actions.
- Support emergency callouts and coordinate rapid responses to equipment shutdowns or safety‑related issues.
- Plan major repairs, component replacement, controller upgrades, drive replacement, and equipment modernization.
- Conduct site assessments and technical evaluations before repair or modernization work begins.
- Coordinate execution plans with technicians, customers, subcontractors, spare‑parts teams, and project stakeholders.
- Develop or adapt suitable replacement solutions for obsolete elevator components.
- Evaluate variable frequency door drives, variable voltage variable frequency main drives, controllers, processors, and interface requirements.
- Support programming, adjustment, and final testing of lift controllers and drive systems.
- Carry out final mechanical and control adjustments to achieve safe, reliable, and smooth equipment operation.
- Inspect completed work and verify that repairs meet approved technical and safety standards.
- Perform regular site audits covering maintenance quality, housekeeping, documentation, safety practices, and equipment condition.
- Ensure compliance with company policies, UAE safety requirements, industry regulations, and customer site procedures.
- Conduct toolbox talks and reinforce safe working methods before maintenance and repair activities.
- Verify technician timesheets, job completion records, service reports, and route performance.
- Provide practical coaching and on‑the‑job training to field technicians.
- Identify technical skill gaps and support structured development plans for maintenance personnel.
- Optimize technician deployment, route allocation, and manpower utilization to improve service productivity.
- Coordinate with logistics and procurement teams to ensure timely availability of required spare parts, tools, and materials.
- Prepare cost estimates and project budgets for preventive maintenance, repair, upgrade, and modernization work.
- Prepare quotations for repair and maintenance requirements and follow up on customer approvals.
- Monitor annual maintenance contracts, service renewals, invoicing, and payment collection.
- Submit invoices and follow up with customers to support payment release within agreed periods.
- Maintain accurate maintenance records, inspection findings, technical reports, costing sheets, and customer correspondence.
- Issue written site reports or formal email updates for completed work, major breakdowns, and critical technical issues.
- Manage customer escalations professionally and provide clear technical explanations, recovery plans, and progress updates.
- Maintain strong client relationships through reliable service, transparent communication, and timely issue resolution.
Ideal Profile
- Bachelor's degree or diploma in Mechanical Engineering, Electrical Engineering, Mechatronics Engineering, or a related discipline.
- 3 to 5 years of experience in elevator maintenance, escalator maintenance, or a closely related technical field.
- Strong knowledge of elevator mechanical, electrical, electronic, and control systems.
- Experience handling complex breakdowns, recurring faults, and major equipment callbacks.
- Practical exposure to elevator modernization, component upgrades, or major repair projects is preferred.
- Familiarity with several elevator brands, control systems, variable frequency drives, and door operators is advantageous.
- Ability to interpret wiring diagrams, controller logic, fault codes, technical manuals, and equipment specifications.
- Knowledge of preventive maintenance planning, service contracts, route management, and technician allocation.
- Understanding of UAE safety standards, inspection requirements, and maintenance regulations.
- Experience preparing repair estimates, costing sheets, quotations, invoices, and technical reports.
- Strong troubleshooting, analytical, and root cause analysis capability.
- Customer‑focused communication with the ability to manage escalations calmly and professionally.
