Key Responsibilities
- Assist in scouting property acquisition opportunities for new store development, retail expansion, and portfolio growth across existing and new territories.
- Identify domestic and regional retail projects across the GCC and other target markets based on GMG's commercial expansion requirements.
- Work closely with GMG business units to understand retail space needs, brand requirements, store formats, location priorities, and project strategy.
- Support leasing activities by coordinating with developers, landlords, property owners, mall operators, and internal stakeholders.
- Negotiate leasing terms and conditions for smaller accounts while aiming to secure commercially favorable rates and practical lease arrangements.
- Review leasing proposals, lease documents, amendments, renewals, and related correspondence, highlighting exceptions or risks to management.
- Coordinate with the legal function on lease terms, statutory requirements, contractual obligations, compliance issues, and documentation review.
- Liaise with finance teams for rental payments, payment schedules, invoices, deposits, reconciliations, and other leasing-related financial matters.
- Act as a key contact point between GMG business units and developers or landlords for leasing updates, documentation, approvals, and operational follow-up.
- Respond to tenant, landlord, and stakeholder inquiries in a timely and professional manner, ensuring issues are resolved or escalated appropriately.
- Maintain updated leasing records, property information, landlord details, lease status, rental data, approvals, correspondence, and related documentation.
- Prepare regular leasing reports for the Leasing Manager, including opportunity updates, negotiation status, market observations, and pending actions.
- Track leasing rates, competitor locations, retail property trends, new developments, commercial terms, and changes in rules or regulations.
- Share relevant market and regulatory updates with GMG business units to support better leasing decisions and expansion planning.
- Coordinate cross-functional follow-ups to ensure leasing activities support store opening timelines, commercial priorities, and operational readiness.
- Support property due diligence by reviewing location suitability, access, visibility, brand fit, rental exposure, and practical leasing risks.
- Maintain a disciplined documentation process to ensure lease files are accurate, accessible, compliant, and ready for internal review.
- Build positive working relationships with landlords, developers, mall management teams, legal advisors, finance colleagues, and internal business stakeholders.
Ideal Profile
- Bachelor's Degree in Real Estate, Business Administration, Property Management, or a related field.
- Additional certification in Real Estate, Leasing Management, or property-related disciplines is an advantage.
- Minimum 6 years of relevant experience in retail leasing, property acquisition, mall leasing, retail expansion, or commercial property coordination.
- Previous experience negotiating retail leasing agreements and working with landlords, developers, mall operators, and internal business teams is preferred.
- Retail leasing experience is required, with practical exposure to store expansion, lease terms, commercial negotiations, and retail property documentation.
- Strong understanding of leasing processes, rental structures, lease agreements, renewals, approvals, compliance requirements, and property market practices.
- Good awareness of leasing rates, property laws, market trends, retail locations, and commercial property developments in Dubai and the wider region.
- Ability to manage tenant and landlord relationships professionally while resolving queries, complaints, delays, and documentation issues.
- Skilled in reviewing lease documents, identifying exceptions, coordinating corrective action, and supporting legal and finance workflows.
- Strong communication, negotiation, analytical, and stakeholder management skills.
- Organized and detail-focused, with the ability to maintain leasing trackers, reports, records, approvals, and follow-up logs accurately.
- Comfortable working with multiple business units, deadlines, property opportunities, and cross-functional leasing requirements.
- Commercial mindset with the ability to balance rental value, location potential, legal compliance, and business expansion priorities.
