Role Context
This role supports reliable cooling, ventilation and air‑quality systems across GMG properties. Responsibilities include routine servicing, emergency fault response, component replacement, refrigerant work and control‑system troubleshooting. The technician will maintain accurate service records to support occupant comfort, business continuity, asset reliability and energy‑efficient operations.
Key Responsibilities
- Install, maintain and repair air‑conditioning, heating, cooling and ventilation systems.
- Attend HVAC complaints independently and diagnose equipment failure.
- Identify electrical, mechanical, refrigerant and control‑related faults.
- Complete corrective repairs within agreed response and service timeframes.
- Perform scheduled preventive maintenance on assigned HVAC equipment.
- Service air handling units, fan coil units, split air conditioners and related cooling systems.
- Replace compressors and other defective HVAC components when required.
- Complete copper pipe brazing using approved tools and safe working procedures.
- Charge refrigerant according to equipment specifications and environmental requirements.
- Carry out pressure testing and refrigerant leak detection.
- Repair leaks and confirm that systems are sealed and operating correctly.
- Install, inspect and troubleshoot HVAC control wiring.
- Read and interpret control schematics, technical manuals and equipment diagrams.
- Test compressors, thermostats, heat exchangers, ductwork and electronic controls.
- Use gauges, multimeters, leak detectors and other diagnostic instruments accurately.
- Inspect system performance and recommend practical reliability or efficiency improvements.
- Support major repairs, equipment replacements and system commissioning activities.
- Maintain complete service, inspection and maintenance records.
- Record faults, repairs, replacement parts and follow‑up requirements.
- Coordinate with electrical, mechanical and general maintenance colleagues.
- Report hazards, equipment damage and recurring technical issues promptly.
- Keep tools, testing equipment and work areas in safe operating condition.
- Follow Quality, Health, Safety and Environment policies throughout every assignment.
- Use personal protective equipment and safe isolation procedures correctly.
- Complete additional property maintenance duties assigned by management.
Ideal Profile
- Technical certificate, diploma or vocational qualification in air conditioning, refrigeration or mechanical maintenance.
- Minimum two to three years of experience in HVAC installation, maintenance and repair.
- Practical experience maintaining residential and commercial HVAC systems.
- Strong understanding of air‑conditioning, ventilation, heating and cooling principles.
- Detailed knowledge of compressors, heat exchangers, ductwork, thermostats and refrigerants.
- Experience servicing air handling units, fan coil units and split air‑conditioning systems.
- Ability to diagnose electrical, mechanical, control and refrigerant faults independently.
- Competence in compressor replacement and copper pipe brazing.
- Practical knowledge of refrigerant charging, pressure testing and leak detection.
- Proficiency with HVAC gauges, multimeters and electronic leak detectors.
- Ability to read HVAC blueprints, wiring diagrams, schematics and technical manuals.
- Understanding of HVAC control systems and electronic components.
- Awareness of energy‑efficient technologies and system optimization practices.
- Ability to complete accurate maintenance documentation.
- Strong problem‑solving and fault‑finding abilities.
- Commitment to QHSE compliance and safe maintenance practices.
- Clear communication skills and the ability to coordinate with multidisciplinary teams.
- Ability to respond effectively to urgent breakdowns and service requests.
