Job summary

7X Group in Dubai seeks a senior leasing and asset management leader to monetize the existing portfolio of commercial buildings and surplus space.

You will develop leasing strategies, pricing approaches, and renewal plans, lead major negotiations, oversee market mapping and tenant acquisition, and report on performance while collaborating with Finance and Projects.

Qualifications

• Bachelor’s degree in Real Estate, Business Administration, Finance, Commerce or a related discipline.
• Experience: 8–12+ years of experience in UAE commercial/industrial real estate leasing and asset management.

Responsibilities

• Develop and implement leasing strategies for commercial buildings and surplus operational space.
• Lead major negotiations and guide commercial terms, renewals, and tenant relationships.
• Monitor leasing performance, rental income, yield and portfolio metrics against targets.
• Coordinate with Finance and stakeholders on lease economics and reporting.
• Lead Leasing Managers and ensure effective allocation of responsibilities and deal closure.
• Perform other tasks relating to leasing as needed by Line Manager.

JOB PURPOSE

Lead the commercial management and monetization of the existing asset portfolio to maximize occupancy rental income and yield from commercial buildings surplus operational space and other monetizable assets Develop and execute leasing strategy pricing tenant mix and renewal plans and lead major commercial negotiations Identify opportunities to reduce vacancies improve tenant mix and enhance the commercial attractiveness and long-term income potential of the portfolio

CORE JOB RESPONSIBILITIES

Policies Processes Procedures

• Develop and implement leasing strategies pricing approaches and procedures for commercial buildings surplus operational space and other monetizable assets
• Ensure leasing activities proposals and documentation follow approved policies commercial guidelines and the Delegation of Authority
• Maintain accurate portfolio tenant lease vacancy and renewal information and handle commercially sensitive information appropriately

Leasing Strategy Commercialization

• Lead the commercial monetization of the existing portfolio to maximize occupancy rental income and rental yield
• Determine and review pricing tenant mix leasing priorities and renewal strategies based on market conditions and asset potential
• Identify and progress opportunities to improve the commercial attractiveness and income potential of the portfolio

Tenant Acquisition Lease Management

• Oversee market mapping target lists property marketing viewings and commercial proposals to source and secure suitable tenants
• Lead major negotiations and guide the team on commercial terms lease renewals vacancy closure and tenant relationship management
• Identify opportunities to monetize surplus operational space and reduce vacancy periods

Financial Performance Reporting

• Monitor leasing performance rental income yield occupancy and other portfolio metrics against agreed targets
• Coordinate with Finance and relevant stakeholders on commercial assumptions lease economics and performance reporting
• Provide timely management reports on leasing pipeline market activity risks opportunities and performance

Team Leadership Stakeholder Management

• Lead and support Leasing Managers Executives ensuring effective allocation of portfolio responsibilities and follow-up on leasing opportunities
• Build and maintain effective relationships with tenants brokers and internal stakeholders to support deal closure and tenant retention
• Coordinate with Projects and Facilities teams on asset readiness refurbishment requirements and issues affecting leasing

Qualifications and Knowledge

• Bachelor’s degree in Real Estate, Business Administration, Finance, Commerce or a related discipline; relevant postgraduate qualification is an advantage.
• Experience:8–12+ years of experience in UAE commercial/industrial real estate leasing and asset management.
