The Construction Manager is responsible for leading and managing all on-site construction activities for large-scale building projects, ensuring successful delivery in line with project schedules, budgets, quality standards, safety requirements, and contractual obligations. The role oversees site operations, construction teams, subcontractors, and resources while ensuring seamless coordination with engineering, commercial, planning, and client teams.
The Construction Manager is accountable for driving construction excellence, maximizing productivity, mitigating project risks, and ensuring projects are completed safely, efficiently, and to the highest quality standards.
Key Responsibilities:
Construction Management:
- Lead all site construction activities from project mobilization through completion and handover.
- Develop and implement construction execution strategies and site logistics plans.
- Ensure construction activities are delivered safely, on schedule, within budget, and in accordance with project specifications.
- Monitor daily site operations and resolve construction challenges to maintain project progress.
- Coordinate all construction disciplines, including civil, structural, architectural, MEP, and finishing works.
Project Execution:
- Oversee project execution in accordance with approved construction programs and milestones.
- Coordinate closely with Project Managers, Technical Managers, Planning Engineers, Commercial Teams, and Consultants.
- Monitor subcontractor performance, productivity, and compliance with contractual obligations.
- Ensure timely availability of labor, materials, equipment, and resources.
Site Coordination:
- Manage coordination between subcontractors, suppliers, consultants, and internal teams.
- Conduct regular site coordination meetings and progress reviews.
- Ensure effective communication across all project stakeholders.
- Resolve site-related technical and operational issues promptly.
Planning & Progress Monitoring
- Monitor construction progress against the approved baseline schedule.
- Identify delays and implement corrective actions to recover project timelines.
- Support planning teams with look-ahead schedules and resource planning.
- Report project progress, risks, and mitigation measures to senior management.
Quality Management:
- Ensure construction works comply with approved drawings, specifications, QA/QC procedures, and project standards.
- Conduct regular quality inspections and ensure timely rectification of non-conformances.
- Promote a culture of quality throughout the project lifecycle.
Health, Safety & Environment:
- Ensure strict compliance with company HSE policies and UAE safety regulations.
- Promote a proactive safety culture across all site activities.
- Conduct regular site safety inspections and ensure corrective actions are implemented.
- Support incident investigations and implement preventive measures.
Commercial & Cost Control:
- Monitor construction costs and productivity.
- Support commercial teams in evaluating variations, claims, and change orders.
- Identify opportunities for cost optimization and improved construction methodologies.
- Review subcontractor progress and payment certifications.
Stakeholder Management:
- Act as the primary site representative with clients, consultants, and authorities.
- Attend project progress meetings and provide construction updates.
- Build strong working relationships with all project stakeholders to ensure successful delivery.
Lead and mentor Construction Engineers, Site Engineers, General Foremen, Supervisors, and subcontractor teams.
Drive accountability, collaboration, and high performance across site teams.
Conduct performance reviews and support the development of engineering staff.
Project Close-Out:
- Manage project completion, testing, inspections, snagging, and handover activities.
- Ensure all documentation is completed and handed over to the client.
- Support the defects liability period and project close-out process.
Qualifications:
- Bachelor's Degree in Civil Engineering (Mandatory).
- Master's Degree in Construction Management or Engineering is an advantage.
- PMP certification is highly desirable.
- Membership of a recognized engineering institution is preferred.
Experience:
- Minimum 15 years of experience in building construction.
- Minimum 7 years in a Construction Manager or Senior Site Management role.
- Proven experience delivering large-scale building projects in the UAE/GCC.
- Strong contractor-side experience is mandatory.
- Experience managing projects from mobilization through completion and handover.
