NAFFCO in Dubai is seeking a skilled BMS Commissioning Engineer to lead the commissioning, testing, troubleshooting, and handover of Building Management Systems on live projects. You will ensure installations operate efficiently and meet project specs, drawings, and client requirements.
The role requires 3–7 years of BMS experience, familiarity with BACnet/Modbus/KNX/LonWorks, and hands-on work with controllers, field devices, and graphical interfaces.
We are seeking a skilled BMS Commissioning Engineer responsible for the commissioning, testing, troubleshooting, and handover of Building Management Systems (BMS). The successful candidate will ensure that BMS installations are operating efficiently and in accordance with project specifications, approved drawings, client requirements, and applicable industry standards.
Perform commissioning, testing, troubleshooting, and functional verification of Building Management Systems (BMS).
Configure and commission BMS controllers, field devices, sensors, actuators, panels, servers, workstations, and associated software.
Verify BMS points, graphics, sequences of operation, alarms, trends, schedules, and control strategies as per approved project requirements.
Conduct point-to-point checks, loop checks, functional performance testing, and system optimization.
Integrate BMS with third-party systems such as HVAC equipment, Fire Alarm Systems, Energy Management Systems, Electrical Systems, and other building services using communication protocols.
Work with protocols including BACnet, Modbus, KNX, LonWorks, or other relevant communication interfaces.
Coordinate with project managers, consultants, MEP contractors, and site teams to ensure smooth commissioning activities.
Conduct Factory Acceptance Tests (FAT), Site Acceptance Tests (SAT), and client demonstrations.
Identify, troubleshoot, and resolve hardware, software, communication, and control-related issues.
Prepare commissioning reports, test records, point lists, cause-and-effect documentation, as-built documentation, and handover documents.
Provide technical support during project execution, testing, client handover, and warranty periods.
Ensure compliance with project schedules, quality requirements, and HSE standards.
Support client training and assist in the final transition of the BMS to the operation and maintenance team.
Bachelor's Degree or Diploma in Electrical Engineering, Electronics Engineering, Instrumentation Engineering, or a related discipline.
3–7 years of experience in BMS commissioning, testing, and troubleshooting.
Hands-on experience with BMS platforms, controllers, field devices, HVAC controls, and graphical user interfaces.
Good knowledge of HVAC systems, control sequences, and building automation principles.
Experience with communication protocols such as BACnet, Modbus, KNX, and LonWorks is preferred.
Strong troubleshooting and problem-solving skills with the ability to diagnose control and communication faults.
Ability to read and interpret BMS drawings, control schematics, points lists, and technical documents.
Good communication skills and ability to work independently as well as part of a project team.
UAE/GCC project experience is preferred.
Valid UAE driving licence is an advantage.
