RTC-1 Employment Services seeks a Commercial Director to lead the commercial strategy for a Dubai-based luxury residential fit-out contractor. You will drive business development for high-end villas and premium residences, securing profitable awards and guiding tender campaigns.

You will oversee BOQ estimation, pricing, contracts, variations and cash flow while developing the Estimation, Commercial and Business Development teams.

Competenze

• Minimum 5 years of C-level/senior management experience in luxury residential fit-out.
• At least 8 years of commercial fit-out/construction experience.
• UAE/GCC commercial leadership experience with QS/estimation team management.
• Construction degree or diploma, fluent business English, UAE driving licence; RICS advantageous.

Position Title: Commercial Director – High-End Residential Fit-Out

Employment Type: Full Time

Salary AED: up to 45,000 depending on experience and qualifications plus annual bonus

Job Location: Dubai, UAE

About the Client: A leading Dubai-based luxury residential fit-out contractor.

Job Description:

• 1. Lead commercial strategy and business development for luxury villas, premium residences and high-end turnkey fit-out projects, developing client relationships and securing profitable project awards.
• 2. Direct tendering, BOQ preparation, cost estimation and pricing strategies, ensuring accurate costing of joinery, MEP, specialist finishes, labour, and subcontractor packages.
• 3. Oversee commercial contracts, negotiations, variations, claims, project budgets, gross margins, cash flow, collections, and final-account settlements.
• 4. Lead and develop the Commercial, Estimation and Business Development teams, driving tender conversion, profitability, revenue growth, and commercial risk management.

Qualifications:

• 1. Minimum 5 years of C-level/senior management experience in luxury residential fit-out, including high-end villas, premium residences, or penthouses, and at least 8 years of commercial fit-out/construction experience.
• 2. Strong expertise in BOQs, estimation, tendering, pricing, contracts, variations, claims, cost control, project profitability, and final accounts.
• 3. Proven track record in business development, tender awards, client negotiations, margin protection, and variation recovery, with UAE/GCC commercial leadership experience and prior management of QS/estimation teams.
• 4. Construction-related degree or diploma, fluent business English, and valid UAE driving licence. Established Dubai luxury residential client/developer/consultant network and RICS membership are advantageous.
