Job summary

Naffco is seeking a Building Management System Engineer in Dubai to review tender documents and prepare accurate cost estimations, technical proposals, and BOQs for BMS projects. You will ensure compliance with project specifications and industry standards while coordinating with Sales, Design, Procurement, and Project teams.

Ideal candidates have experience with BMS/ELV/HVAC controls estimation, strong analytical skills, and the ability to negotiate with vendors.

Qualifications

• Experience with BMS/ELV/HVAC controls estimation is preferred.
• UAE/GCC project experience is advantageous.
• Proficient in reading tender documents, drawings, specs and BOQs.

Responsibilities

• Review tender documents, drawings, specifications, and BOQs for BMS projects.
• Analyze project requirements for HVAC controls, energy management, and building automation.
• Clarify technical queries during tender stage with consultants and clients.
• Prepare quantity take-offs for controllers, sensors, actuators, panels, cables and accessories.
• Develop cost estimations and pricing sheets based on project scope.
• Maintain costing sheets and estimation databases.
• Float inquiries and obtain quotations from suppliers/subcontractors.
• Evaluate and compare offers from vendors; support pricing negotiations.
• Prepare techno-commercial proposals and bid submissions.
• Ensure compliance with client specs and consultant requirements.
• Develop material submittals and compliance statements for tender documentation.
• Conduct value engineering to optimize project cost without compromising performance.

Building Management System Engineer

Responsible for reviewing tender documents and preparing accurate and competitive cost estimations, technical proposals, and BOQs for Building Management System (BMS) projects, ensuring compliance with project specifications, client requirements, and industry standards.

Key Responsibilities:

• Review tender documents, drawings, specifications, and BOQs related to BMS projects.
• Analyze project requirements for HVAC controls, energy management, and building automation systems.
• Clarify technical queries during the tender stage with consultants and clients.

Quantity Take-Off & Estimation

• Prepare detailed quantity take-offs for:
  • Controllers
  • Sensors
  • Actuators
  • Control panels
  • Cables and accessories
• Develop accurate cost estimations and pricing sheets based on project scope.
• Maintain standard costing sheets and estimation databases.

Vendor Coordination & Pricing

• Float inquiries and obtain quotations from approved suppliers and subcontractors.
• Evaluate and compare technical and commercial offers from vendors.
• Support procurement team in negotiation and finalization of pricing.

Proposal Development

• Prepare techno-commercial proposals and complete bid submissions.
• Ensure compliance with client specifications and consultant requirements.
• Develop material submittals and compliance statements for tender documentation.

Value Engineering & Optimization

• Conduct value engineering exercises to optimize project cost without compromising system performance or quality.
• Recommend cost-effective technical alternatives where applicable.

Coordination & Support

• Coordinate closely with Sales, Design, Procurement, and Project Execution teams.
• Provide technical support during pre-award and post-bid discussions.
• Assist in contract finalization and handover to execution teams.
