Role Context

The BIM Modeler supports the PODs Factory by creating coordinated digital models that connect design intent with real manufacturing and construction requirements. Accuracy at modeling stage is critical because clashes, incomplete details, or incorrect interfaces can directly affect factory production, material quantities, assembly efficiency, and installation schedules. Working alongside architects, engineers, BIM specialists, production teams, and site personnel, the BIM Modeler will help ensure that modular components are fully coordinated before fabrication begins and that approved revisions are consistently reflected across models, drawings, and technical documentation.

Key Responsibilities

• Develop accurate BIM models for prefabricated PODs, modular units, and related construction components.
• Build and maintain Revit models in accordance with approved project requirements and BIM standards.
• Prepare detailed shop drawings suitable for factory production and site execution.
• Produce fabrication drawings showing dimensions, interfaces, components, openings, and installation requirements.
• Develop construction documentation directly from coordinated BIM models.
• Coordinate architectural, structural, mechanical, electrical, and plumbing models.
• Identify clashes between building systems and resolve coordination conflicts before production.
• Review models for design discrepancies, missing information, dimensional conflicts, and constructability concerns.
• Participate in multidisciplinary BIM coordination reviews.
• Use Navisworks for clash detection and model review where required.
• Maintain accurate positioning and interfaces between modular PODs and surrounding building systems.
• Coordinate wall, floor, ceiling, service, fixture, and structural interfaces within each POD.
• Incorporate approved architectural and engineering revisions into BIM models.
• Ensure corresponding shop drawings and fabrication documentation reflect current design revisions.
• Maintain disciplined version control throughout the modeling process.
• Coordinate with architects and engineers to clarify incomplete or conflicting technical information.
• Work closely with factory production personnel to understand fabrication requirements and practical constraints.
• Update models when production feedback results in approved design improvements.
• Support development of repeatable modeling standards for standard POD configurations.
• Ensure models are practical for manufacturing, assembly, transportation, and site installation.
• Prepare coordinated details required by fabrication and assembly teams.
• Support production teams with technical information extracted from BIM models.
• Assist site personnel with model-related clarifications during installation.
• Prepare and update model-based quantity take-offs.
• Support extraction of material quantities from coordinated BIM information.
• Maintain accurate BIM documentation, drawing registers, and model records.
• Review shop drawings against coordinated model information before issue.
• Identify model changes that could affect materials, production, interfaces, or installation.
• Coordinate approved changes with relevant project disciplines.
• Assist with preparation of as-built BIM models where required.
• Support model updates following construction or installation changes.
• Maintain consistency between BIM models, drawings, schedules, and associated documentation.
• Apply good construction detailing practices to modular components and interfaces.
• Support villa and residential POD designs where modular units form part of larger developments.
• Work efficiently across multiple modeling priorities within a fast-paced factory environment.
• Maintain close attention to dimensions, levels, coordinates, tolerances, and model accuracy.

Ideal Profile

• Diploma or Bachelor 's degree in Architecture, Civil Engineering, or a related discipline.
• Minimum 3 years of BIM and Revit experience.
• Strong proficiency in Autodesk Revit.
• Navisworks experience is advantageous.
• Previous experience with modular construction, POD systems, prefabrication, or factory-based production is preferred.
• Candidates with strong villa or residential BIM experience will also be considered.
• Practical experience preparing shop drawings and fabrication documentation.
• Strong understanding of construction detailing and coordination.
