Job Purpose The Inspector – Technical Services plays a critical on-site role by conducting property inspections, assessing unit conditions, and ensuring maintenance, safety, and handover standards are consistently met. This role supports smooth move-ins and move-outs, reduces operational risk, and ensures every property reflects Colliers’ commitment to quality, safety, and customer care.
Main Responsibilities Property Inspections & Reporting Conduct move-in, move-out, routine, and vacant unit inspections in line with approved standards. Assess unit condition, identify defects, and document findings using approved inspection tools and checklists. Prepare accurate inspection reports, snag lists, and condition assessments within defined timelines. Verify completion and quality of maintenance works prior to unit handover or occupancy.
Maintenance Coordination Support Liaise with Technical Services teams and contractors to address identified defects and snags. Follow up on rectification works to ensure timely and satisfactory completion. Support preventive maintenance inspections and asset condition monitoring. Flag recurring issues or risks for escalation to Technical Supervisors or Managers.
Compliance, Safety & Standards Ensure properties comply with safety, quality, and regulatory requirements. Identify health and safety risks and report concerns immediately. Support adherence to AD EHSMS, ADOSH requirements, Colliers HSE policies, and applicable UAE regulations. Maintain professional conduct when accessing occupied or vacant properties.
Documentation & System Updates Upload inspection reports, photographs, and findings to approved systems promptly. Maintain accurate records of inspections, defects, and rectification status. Support audit readiness by ensuring documentation is complete and traceable.
Customer & Team Interaction Interact professionally with residents, owners, and colleagues during inspections. Explain inspection findings clearly and respectfully when required. Coordinate access arrangements to minimize disruption and ensure efficiency. Support colleagues during peak periods or absences as required.
Performance Measures Timeliness and accuracy of inspection reports. Quality and completeness of defect identification. Compliance with safety, quality, and inspection standards. Reduction in post-handover defects and repeat issues. Perform other reasonable duties as assigned to support the overall safety and management of the portfolio.
Education, Experience & Skills Diploma or certificate in Engineering, Facilities Management, or a related technical field.2 to 4 years of experience in property inspection, maintenance, or facilities-related roles. Good written and verbal English communication skills; Arabic is an advantage. Strong attention to detail and observational skills. Ability to assess building finishes, MEP basics, and common maintenance issues. Ability to conduct site inspections independently. Valid UAE driving license. Comfortable working on-site across multiple locations.
