Placements24 is seeking a highly organized Residential Property Portfolio Manager to oversee a Centurion-based portfolio in Gauteng. You will manage leasing, maintenance and financial oversight to maximise asset value and tenant satisfaction.

You will coordinate with vendors, conduct inspections, ensure lease compliance, and implement leasing strategies to minimise vacancies and maximise rental income. A Bachelor's degree and 4+ years in residential property management are preferred.

Qualifications

• Bachelor's degree preferred in property management or related field.
• Minimum 4 years' residential property management experience with portfolio focus.
• Experience in tenant relations, leasing and maintenance coordination.
• Strong knowledge of SA property laws and regulations in Gauteng.
• Excellent organizational, time management and problem-solving skills.
• Proficiency in Yardi, Propertyware, and MS Office.
• Valid driver's license and reliable transport for Centurion area.

Responsibilities

• Manage a portfolio of residential properties with leasing and tenant retention.
• Oversee property maintenance and coordinate with vendors for timely costs.
• Conduct regular property inspections per lease and safety standards.
• Manage tenant relations, inquiries, disputes, move-in/out processes.
• Implement leasing strategies to minimize vacancies and maximize rent.
• Handle rent collection, expenses, budgeting, and financial reporting.
• Ensure compliance with landlord-tenant laws in Gauteng.
• Provide excellent service to property owners and tenants.
