About the Role Our client, a respected property development firm with a growing presence in Port Elizabeth, Eastern Cape , is seeking a dynamic and experienced Senior Real Estate Development Manager. This pivotal role involves overseeing the entire development lifecycle for a range of projects, from conception and feasibility studies through to construction, leasing, and final disposition. The ideal candidate will possess a strong understanding of market dynamics, financial analysis, project management, and construction processes within the South African context. You will be instrumental in identifying new development opportunities, securing entitlements, managing budgets, and ensuring projects are delivered on time and within scope. This position offers a hybrid work arrangement, allowing for flexibility while ensuring essential on-site presence for project oversight and client engagement in the vibrant Port Elizabeth area. Key Responsibilities

• Identify and evaluate potential land acquisition and development opportunities in and around Port Elizabeth .
• Conduct market research, feasibility studies, and financial analysis for new development projects.
• Manage the pre-development process, including zoning, permitting, and entitlements.
• Oversee the design and construction phases, working closely with architects, engineers, and contractors.
• Develop and manage project budgets, timelines, and resource allocation.
• Negotiate and manage contracts with vendors, consultants, and construction partners.
• Coordinate leasing and marketing efforts for completed developments.
• Ensure compliance with all relevant regulations, codes, and environmental standards.
• Monitor project progress, identify potential risks, and implement mitigation strategies.
• Liaise with stakeholders, including investors, lenders, government agencies, and community groups.
• Contribute to the strategic planning of the company's development pipeline.
• Work effectively within a hybrid operational model, balancing office-based planning with site visits.

Requirements

• Bachelor's degree in Real Estate Development, Urban Planning, Construction Management, Engineering, or a related field.
• Master's degree preferred.
• Minimum of 7 years of experience in real estate development, project management, or a similar role.
• Demonstrated success in managing complex development projects from inception to completion.
• Strong financial analysis and modeling skills (DCF, NPV, IRR).
• Proficiency in project management software and MS Office Suite.
• In-depth knowledge of the construction process, building codes, and land use regulations in South Africa , particularly the Eastern Cape .
• Excellent negotiation, communication, and leadership skills.
• Ability to manage multiple projects simultaneously and meet demanding deadlines.
• Experience working in a hybrid model is advantageous.
• Valid driver's license and willingness to travel within the region.
