Honey Recruitment Specialists is recruiting an experienced Regional Finance Manager for an established national property investment business.

This is a highly commercial and analytical position supporting the performance and strategic management of a diversified property portfolio across the Greater Gauteng region.

Please note: This is not a traditional accounting, bookkeeping, payroll or tax Financial Manager position. The successful candidate will use financial and operational information to support asset-level decision-making, portfolio optimisation and value creation.

THE ROLE

Reporting to the Regional Manager – Greater Gauteng, the Regional Finance Manager will work closely with Property Management, Leasing, Facilities, Finance and Head Office teams to analyse portfolio performance and identify opportunities to improve income, control expenditure and enhance asset value.

KEY RESPONSIBILITIES

Asset Performance & Portfolio Management

• Analyse asset-level financial and operational performance against budgets, forecasts and approved feasibilities
• Identify underperformance, risks, opportunities, cost inefficiencies and income leakage
• Monitor vacancies, lease expiries and income sustainability across the regional portfolio
• Develop and track corrective actions to improve portfolio performance
• Prepare meaningful performance commentary and recommendations for regional management

Financial Analysis, Budgeting & Forecasting

• Interpret management accounts and translate financial information into commercial insights
• Analyse Actual vs Budget and Actual vs Forecast performance
• Assist with asset-level budgets, forecasts and cash-flow projections
• Perform scenario modelling and sensitivity analysis
• Investigate budget deviations and overspend and recommend mitigation strategies
• Prepare portfolio dashboards and management reporting packs

Capex, Feasibilities & ROI

• Support regional Capex planning, prioritisation and tracking
• Prepare financial feasibilities for refurbishments, upgrades, developments and change-of-use initiatives
• Complete ROI and investment return analysis
• Compile Capex motivations and supporting documentation for senior management / Exco approval
• Monitor approved projects against budget, timelines and strategic objectives
• Conduct post-implementation reviews against expected returns

Strategic Asset Management

• Provide financial and commercial input into asset strategies
• Support buy / hold / sell assessments
• Assist with investment memorandums and disposal recommendations
• Research market rentals, demand, competitors and regional property trends
• Track implementation of approved asset strategies and report on outcomes

Leasing, Tenants & Income Optimisation

• Work closely with Leasing and Property Management teams to improve portfolio income
• Provide commercial input into new leases, renewals, restructures and tenant incentives
• Analyse proposed rental and operating-cost structures
• Monitor tenant performance and commercial credit risk
• Identify potential income leakage and opportunities for rental improvement
• Support lease renewal, restructure or exit strategies where appropriate

Operational & Regional Oversight

• Work across Property Management, Leasing, Facilities and Finance functions
• Monitor operating costs and identify opportunities to improve efficiencies
• Escalate operational matters that could negatively impact asset value
• Support resolution of significant debtor, creditor, tenant and property-related issues
• Provide operational oversight and support to relevant regional property and administrative teams
• Prepare ad hoc analysis, reports and presentations for Regional Management and Exco
• Ensure adherence to internal governance, policies and reporting requirements

MINIMUM REQUIREMENTS

• Relevant degree in Accounting, Finance, Property Studies, Real Estate, Economics, Commerce or similar
• Approximately 5–7 years’ relevant experience within property finance, property analysis, asset management, real estate consulting or a related commercial property environment
• Strong understanding of property financial performance and asset-level analysis
• Advanced Microsoft Excel skills
• Strong financial modelling and analytical capability
• Experience preparing management reports and senior-level presentations
• Excellent commercial judgement and ability to interpret financial information beyond the numbers
• Strong stakeholder-management and communication skills
• Valid driver's licence and own reliable transport
• Ability to travel to assets within Greater Gauteng when required

HIGHLY ADVANTAGEOUS

• Experience within a property fund, property investment company or commercial real estate environment
• Exposure to industrial, retail, commercial, mixed-use and/or residential/student accommodation portfolios
• Gauteng commercial property market knowledge
• Experience with property management systems such as MDA
• CA(SA), CIMA or similar professional designation

WHO WILL SUCCEED IN THIS ROLE?

We are looking for someone who can look at a set of management accounts and go beyond reporting the numbers.

You should be able to identify why an asset is underperformance, where income is being lost, whether Capex makes commercial sense, how a leasing decision affects asset value and what action should be taken next.

This opportunity will suit a commercially minded finance/property professional who enjoys working close to the assets and influencing strategic decisions.

Candidates with relevant property investment, property fund, asset management or commercial property finance experience will receive preference.
