Job summary

Qualifications

• BSc/BTech/BCom in Quantity Surveying or equivalent qualification.
• Minimum 5 years' Quantity Surveying experience.
• SACQSP registration or progress towards registration advantageous.

Job description

We are a growing property development company involved in the development and delivery of high-quality residential and commercial projects.

We are looking for an experienced and commercially driven Senior Quantity Surveyor to join our team and take responsibility for the commercial and financial management of our property development projects from pre-construction through to completion.

This is a hands-on opportunity for a Quantity Surveyor who has strong technical and commercial experience and is confident working with contractors, consultants, construction teams and senior management.

Key Responsibilities

• Manage the commercial and financial aspects of property development projects.
• Prepare and manage project budgets, cost plans and cash-flow forecasts.
• Monitor project expenditure against approved budgets and identify variances.
• Prepare regular cost reports and provide commercial insights to management.
• Conduct cost forecasting and identify potential cost overruns.
• Prepare Bills of Quantities, estimates and cost plans.
• Review drawings, specifications and construction documentation.
• Measure and price construction works.
• Review and evaluate contractor and subcontractor quotations.
• Assist with tender processes and provide commercial recommendations.
• Assess and manage variations, claims and additional works.
• Review progress valuations and contractor payment applications.
• Manage final accounts and ensure accurate project cost closure.
• Monitor contractor and subcontractor commercial performance.
• Identify discrepancies, overcharging and potential commercial risks.
• Assist with contractor negotiations and commercial dispute resolution.
• Provide commercial input into development feasibility and project planning.
• Work closely with Construction Managers, Project Managers, Architects, Engineers and other consultants.
• Provide commercial advice regarding design changes, materials and construction methodologies.
• Identify opportunities for cost savings while maintaining project quality.
• Maintain accurate commercial records, reports and project documentation.
• Ensure project expenditure is properly authorised and supported by relevant documentation.

Minimum Requirements

• BSc/BTech/BCom in Quantity Surveying or an equivalent recognised qualification.
• Minimum 5 years' relevant Quantity Surveying experience.
• Experience within property development and/or the construction industry is highly advantageous.
• Experience managing project costs, budgets, valuations, variations and final accounts.
• Strong understanding of construction contracts and commercial principles.
• Experience working with contractors, subcontractors and professional consultants.
• Strong knowledge of construction methods, materials and project costing.
• Proficiency in Microsoft Excel and relevant Quantity Surveying software.
• Strong numerical, analytical and problem-solving skills.
• Excellent attention to detail.
• SACQSP registration or progress towards professional registration will be advantageous.
