Quantity Surveyor required in Sandton, Johannesburg.
The Quantity Surveyor provides commercial and financial management support to the Facilities & Project Management Division in Sandton, Johannesburg.
The role is responsible for cost planning, procurement support, contract administration, financial monitoring and final account management across maintenance, CAPEX, compliance and tenant installation projects.
The role ensures projects are delivered within approved budgets while maintaining strong financial governance, procurement compliance and value for money.
Duties and Responsibilities:
- Prepare project cost estimates, feasibility budgets and pricing schedules.
- Assist with the development and validation of CAPEX and R&M budgets.
- Maintain cost benchmarks and historical cost data for construction and maintenance activities.
- Provide commercial and financial input during project planning and feasibility assessments.
- Prepare tender documentation, Bills of Quantities and pricing schedules.
- Support Supply Chain Management with the commercial evaluation of tender submissions.
- Review contractor and supplier pricing for accuracy, competitiveness and compliance.
- Identify value engineering opportunities and potential cost efficiencies.
- Administer construction contracts in accordance with JBCC and other applicable contract frameworks.
- Review and verify contractor payment applications, progress claims and payment certificates.
- Assess and recommend variation orders and contract adjustments.
- Maintain accurate contract registers and commercial documentation.
- Monitor project expenditure against approved budgets and cost plans.
- Prepare monthly project cost reports, financial updates and cash flow forecasts.
- Identify potential cost risks, budget deviations and financial exposure.
- Provide financial projections and cost forecasting throughout the project lifecycle.
- Ensure project financial management complies with procurement policies, Delegation of Authority and internal audit requirements.
- Maintain accurate, complete and auditable commercial records.
- Negotiate and agree final accounts with contractors and consultants.
- Coordinate project financial close-out with Finance.
- Prepare project cost summaries and financial reconciliation reports.
- Provide commercial support across multiple projects and property-related programmes.

Role Requirements:
- Matric.
- Degree or Diploma in Quantity Surveying, Construction Economics or a related built environment discipline.
- 5–10 years’ experience in Quantity Surveying or construction cost management.
- Experience within commercial property, retail developments or portfolio asset management will be advantageous.
- Experience managing CAPEX, R&M and tenant installation projects will be advantageous.
- Strong construction cost management experience.
- Knowledge of contract administration, preferably including JBCC and PROCSA.
- Experience with procurement processes and commercial tender evaluation.
- Strong financial reporting, cost monitoring and forecasting capabilities.
- Knowledge of construction documentation and contract processes.
- Strong commercial and financial acumen.
